Abstract

Purpose

This paper aims to construct rental housing indices and identify market segmentation for more effective property-management strategies.

Design/methodology/approach

The hedonic model was employed to construct the rental indices. Using the k-means++ and REDCAP (Regionalisation with Dynamically Constrained Agglomerative Clustering and Partitioning) approaches, the authors conducted clustering analysis and identified different market segmentation. The empirical study relied on the database of 80,212 actual rental transactions in Beijing, China, spanning 2016–2018.

Findings

Rental housing market segmentation may distribute across administrative boundaries. Properly segmented indices could provide a better account for the heterogeneity and spatial continuity of rental housing and as well be crucial for effective property management.

Research limitations/implications

Residential rent might not only vary over space but also interplays with housing price. It would be worth studying how the rental market functions together with the owner-occupied sector in the future.

Practical implications

Residential rental indices are of great importance for policymakers to be able to evaluate housing policies and for property managers to implement competitive strategies in the rental market. Their constructions largely depend on the analysis of market segmentation, a trade-off between housing spatial heterogeneity and continuity.

Originality/value

This paper fills the gap in knowledge concerning segmented rental indices construction, particularly in China. The spatial constrained clustering approach (REDCAP) was also initially introduced to identify regionalised market segmentation due to its superior performance.

Abstract

An appraisal by an accredited appraiser is often necessary before a proposed development can receive a commitment for financing from a financial institution. Such pre‐construction appraisals are often more difficult to complete than those where the subject property is already developed and accessible for inspection. In this article we are performing a valuation of a proposed townhouse complex prior to its construction. Hedonic estimation is used to estimate the market value of the proposed development. The estimated value of the complex as a whole, and of the individual units, is compared to the prices obtained as the townhouses were built and sold. Insights with respect to the feasibility of the approach for the estimation of the gross retail value of proposed developments are discussed.

Abstract

The implicit prices of housing characteristics concerning the physical structure, location, environment and the risk of construction quality in China are examined in this paper. The hedonic price model with uncertainty of construction quality is adopted. Data is collected from the Beijing residential market. The results indicate that consumers have different preferences for choosing residences in the different parts of Beijing and the marginal price of public facilities is negative. The most important preference suggests households in Beijing are willing to pay additional expenditures to protect themselves from low construction quality. An obvious political implication of this study is that further residential reform should be accompanied by improved construction quality under legal supervision and by encouraging real estate developers to allocate units according to the preferences of households.

Abstract

Purpose

A new cutting tool is always well-defined and sharp at the onset of the metal cutting process and gradually losses these properties as the machining process advances. Similarly, at the beginning of the machining process, amplitude of tool vibrations is considerably low and it increases gradually and peaks at the end of the service period of the cutting tool while machining. It is significant to provide a corresponding real-time varying damping to control this chatter, which directly influences accuracy and quality of productivity. This paper aims to review the literature related to the application of smart fluid to control vibration in metal cutting and also focused on the challenges involved in the implementation of active control system during machining process.

Design/methodology/approach

Smart dampers, which are used as semi-active and active dampers in metal cutting, were reviewed and the research studies carried out in the field of the magnetorheological (MR) damper were concentrated. In smart materials, MR fluids possess some disadvantages because of their sedimentation of iron particles, leakage and slow response time. To overcome these drawbacks, new MR materials such as MR foam, MR elastomers, MR gels and MR plastomers have been recommended and suggested. This review intents to throw light into available literature which exclusively deals with controlling chatter in metal cutting with the help of MR damping methods.

Findings

Using an MR damper popularly known for its semi-active damping characteristics is very adaptable and flexible in controlling chatter by providing damping to real-time amplitudes of tool vibration. In the past, many researchers have attempted to implement MR damper in metal cutting to control vibration and were successful. Various methods with the help of MR fluid are illustrated.

Research limitations/implications

Similarly, at the beginning of the machining process, amplitude of tool vibrations is considerably low and it increases gradually and peaks at the end of service period of cutting tool while machining. Application of MR damper along with the working methodology in metal cutting is presented, challenges met are analyzed and a scope for development is reviewed.

Practical implications

This study provides corresponding real-time varying damping to control tool vibration which directly influences accuracy and quality of productivity. Using an MR damper popularly known for its semi-active damping characteristics is very adaptable and flexible in controlling chatter by providing damping to real-time amplitudes of tool vibration.

Social implications

This study attempts to implement smart damper in metal cutting to control vibrations.

Abstract

Purpose

This study aims to determine the key indicators affecting the resilience of the construction supply chain to flooding and calculate the resilience of the urban construction supply chain in three cases city.

Design/methodology/approach

This study combines expert opinions and literature review to determine key indicators and establish a fuzzy EWM-GRA-TOPSIS evaluation model. The index weight was calculated using the entropy weight method, and GRA-TOPSIS was used for comprehensive evaluation.

Findings

The results of the study show that the three cities are ranked from the high to low in order of Hangzhou, Hefei and Zhengzhou.

Originality/value

The innovative method adopted in this study comprising EWM-GRA-TOPSIS reduced the influence of subjectivity, fully extracted and utilized data, in a way that respects objective reality. Further, this approach enabled the absolute and relative level of urban construction supply chain resilience to be identified, allowing improvements in the comprehensiveness of decision-making. The method is relatively simple, reasonable, understandable, and computationally efficient. Within the approach, the entropy weight method was used to assign different index weights, and the GRA-TOPSIS was used to rank the resilience of the construction supply chain in three urban cities. The development of resilience provides a robust decision-making basis and theoretical reference, further enriching research methods, and having strong practical value. The study serves to improve risk awareness and resilience, which in turn helps to reduce losses. It also provides enhanced awareness regarding the future enhancement of supply chain resilience for urban construction.

Abstract

Purpose

The purpose of this paper is to verify the feasibility and reliability of mineral casting applied in high-precision printed circuit board (PCB) drilling machine. The mechanical properties of machine frame are quantified to provide a solution for machine tool industry to seek a perfect substance competing with classic materials such as cast iron and granite.

Design/methodology/approach

The optimal design of machine frame is performed via the CAD system combined with finite element analysis (FEA). The mechanical properties of the frame elements are evaluated by a series of mechanical experiments: static performance is quantified by flatness tests, dynamic behavior is estimated by experimental and numerical models, respectively. Meanwhile, the performance of the frame element with traditional materials is examined experimentally.

Findings

Mineral casting parts can be successfully applied to PCB drilling machine to meet high accuracy requirements. The characteristic of mineral casing gives the most possibilities in structural design. The frame parts show good static/dynamic behaviors by structural optimization processes. Especially, the machine frame with mineral casting gains a great weight reduction compared with traditional materials.

Originality/value

The application of mineral casting in PCB drilling machine offers greater design flexibility and innovative system solutions. The combination of FEA is convincing to achieve optimal structure and ideal weight to maximize the economic and technical benefits. Moreover, lightweight design of machine structural components achieves not only higher kinematic/dynamic precision but also considerable cost reduction.

Abstract

Purpose

With the rapid low-carbon transformation in China, the industrial approach and labor structure of mining enterprises are undergoing constant changes, leading to an increasing psychological dilemma faced by coal miners. This study aims to reveal the relationship and mechanism of factors influencing the psychological dilemma of miners, and to provide optimal intervention strategies for the safety and sustainable development of employees and enterprises.

Design/methodology/approach

To effectively address the complex issue of the psychological dilemma faced by miners, this study identifies and constructs five-dimensional elements, comprising 20 indicators, that influence psychological dilemmas. The relational mechanism of action of factors influencing psychological dilemma was then elucidated using an integration of interpretive structural modeling and cross-impact matrix multiplication.

Findings

Industry dilemma perception is a “direct” factor with dependent attributes. The perceptions of management response and relationship dilemmas are “root” factors with driving attributes. Change adaptation dilemma perception is a “susceptibility” factor with linkage attributes. Work dilemma perception is a “blunt” factor with both dependent and autonomous attributes.

Originality/value

The aforementioned findings offer a critical theoretical and practical foundation for developing systematic and cascading intervention strategies to address the psychological dilemma mining enterprises face, which contributes to advancing a high-quality coal industry and efficient energy development.

Abstract

Purpose

The epoxy resins need to be added with flame retardant to ensure safety in practical applications. There were a lot of highly toxic substances in the flame retardant used in the past, which caused greater harm to human body and the environment. Therefore, this study aims to propose a research on the synthesis of new phosphorous-containing flame retardant and the properties of flame retardant epoxy resins.

Design/methodology/approach

The flame retardant intermediate DOPO was synthesized using o-phenylphenol as the substrate. The intermediate was mixed with D4Vi under certain conditions to synthesize a new phosphorous-containing flame retardant. The flame retardant was added to the epoxy resins to prepare the flame retardant epoxy resins.

Findings

The experimental results show that the synthetic new phosphorous-containing flame retardant is far less harmful than the flame retardant used in the past and has extremely low toxicity, which is suitable for use in practical projects.

Originality/value

The new phosphorus-containing flame retardant synthesized by forms a more uniform and dense carbon layer in the combustion process, which well protects the underlying materials, thus improving the flame retardancy of epoxy resin materials. The harm of the new phosphorus-containing flame retardant is far less than that of ordinary flame retardant. The flame retardant used in the past has very low toxicity and is suitable for practical engineering.

Abstract

There is significant amount of literature tackling different issues related to the port industry. The present chapter focuses on a single business unit of seaports aiming at the documentation of works related to container terminals.

An effort to review, collect and present the majority of the works present in the last 30 years, between 1980 and 2010, has been made in order to picture the problems dealt and methods used by the authors in the specific research field. To facilitate the reader, studies have been grouped under five categories of addressed problems (productivity and competitiveness, yard and equipment utilization, equipment scheduling, berth planning, loading/unloading) and four modelling methodologies (mathematics and operations research, management and economics, simulation, stochastic modelling).

The analysis shows that most works focus on productivity and competitiveness issues followed by yard and equipment utilisation and equipment scheduling. In reference to the methodologies used managerial and economic approaches lead, followed by mathematics and operations research.

In reference to future research, two fields have been identified where there is scope of significant contribution by the academic community: container terminal security and container terminal supply chain integration.

The present chapter provides the framework for researchers in the field of port container terminals to picture the so far works in this research area and enables the identification of gaps at both research question and methodology level for further research.

Abstract

Purpose

The purpose of this paper is to promote the efficiency of RGB-depth (RGB-D)-based object recognition in robot vision and find discriminative binary representations for RGB-D based objects.

Design/methodology/approach

To promote the efficiency of RGB-D-based object recognition in robot vision, this paper applies hashing methods to RGB-D-based object recognition by utilizing the approximate nearest neighbors (ANN) to vote for the final result. To improve the object recognition accuracy in robot vision, an “Encoding+Selection” binary representation generation pattern is proposed. “Encoding+Selection” pattern can generate more discriminative binary representations for RGB-D-based objects. Moreover, label information is utilized to enhance the discrimination of each bit, which guarantees that the most discriminative bits can be selected.

Findings

The experiment results validate that the ANN-based voting recognition method is more efficient and effective compared to traditional recognition method in RGB-D-based object recognition for robot vision. Moreover, the effectiveness of the proposed bit selection method is also validated to be effective.

Originality/value

Hashing learning is applied to RGB-D-based object recognition, which significantly promotes the recognition efficiency for robot vision while maintaining high recognition accuracy. Besides, the “Encoding+Selection” pattern is utilized in the process of binary encoding, which effectively enhances the discrimination of binary representations for objects.
