Abstract
Purpose
China’s population is ageing. Continuing care retirement communities (CCRCs) are an emerging living arrangement of older Chinese. Incorporating social sustainability features into CCRCs helps to create age-friendly residential environments for residents. However, it is still unclear what kinds of social sustainability features are incorporated into the residential environments of CCRCs in China. Therefore, this study aims to address this research gap.
Design/methodology/approach
Qualitative content analysis is adopted to analyse the retrieved business information of representative CCRC developers in China.
Findings
This study revealed 36 social sustainability features in CCRCs, with the top-ranked ones being health care and management, social connection and engagement, high-quality and diverse services and daily life support and assistance. Additionally, a preliminary social sustainability framework of CCRCs was proposed, and this framework includes the five components of care and health, environment and management, service and facility, age-friendly life philosophy and social support and inclusion.
Originality/value
In theory, this research’s findings clarify the meaning of social sustainability within the context of CCRCs, which supports future relevant explorations in the CCRC research community. In practice, these findings enhance stakeholders’ understanding of the social sustainability in CCRCs, which promotes the development of age-friendly living environments for older people in an ageing society.

Abstract
Purpose
The majority of older Australians prefer living in their own home. Home modifications support older adults' ageing-in-place through mitigating environmental hazards of their home, and there is an increased interest in modifying older adults' residential environment in sustainable ways. However, an in-depth understanding of sustainability perceptions of home modification service providers (HMSPs) is lacking in Australia. Thus, the study aims to address this research gap.
Design/methodology/approach
Qualitative content analysis was adopted to identify sustainability perceptions through analyzing the retrieved home modification business information from the selected HMSPs' official websites. The results of qualitative content analysis were further analyzed by using independent-samples t-test and chi-square contingency table analysis to investigate the relationships between HMSP type and sustainability.
Findings
In total, 54 sustainability perceptions were identified, with the crucial ones being safe living environment, independent living and service diversity. Overall, there are no significant differences in sustainability perceptions between charitable and non-charitable HMSPs. Nevertheless, charitable HMSPs place more importance on social sustainability in comparison with non-charitable HMSPs.
Originality/value
The study results facilitate understanding about HMSPs' sustainability perceptions and sustainable home modifications in the ageing society, which facilities theory advancement and industry practice in the home modification area.

Purpose
Off-site manufacturing (OSM) is a modern method of construction that brings various environmental sustainability benefits for stakeholders. The increasing take-up of OSM in practice has attracted much research interest in its environmental sustainability. However, a holistic understanding of these previous research studies is still lacking. Therefore, the purpose of this paper is to critically review the existing body of knowledge regarding the environmental sustainability of OSM.
Design/methodology/approach
A qualitative content analysis was adopted to systematically and objectively review 55 related historical studies.
Findings
Three research themes were identified, including environmental sustainability assessment and performance, environmental sustainability strategies and critical environmental sustainability factors. A detailed discussion of the three themes was conducted to depict a whole picture of the current explorations in the research field. Additionally, a research framework was developed to articulate the interrelationship between the research themes and their specific research topics. Scientific research gaps were identified together with the future research directions in terms of sustainability strategies, performance impacting factors, sustainability indicators and drawbacks resulted from OSM application.
Originality/value
The literature review promotes construction stakeholders’ in-depth understanding about the environmental sustainability of OSM, which offers valuable implications for green industry practice. Additionally, it highlights the future research trends, which facilitates further explorations in the research area.

Abstract
Purpose
The Chinese construction industry is experiencing a rapid growth these days. Due to the requirements of energy conservation, emission reduction and construction waste management, the development of prefabricated buildings (PBs) has attracted much attention in the Chinese construction industry. However, the development of PBs are still in their infancy in China, which have been negatively impacted by many obstacles. It is of great significance to clarify and analyze these obstacles for the purpose of promoting the development of PBs in China. Due to the wideness and complex features of obstacles, the existing literature exploring the research topic lacks comprehensiveness. The purpose of this paper is to systematically identify and discuss the obstacles that hinder the development of PBs in China.
Design/methodology/approach
This paper adopts the method of news report analysis based on the news reports retrieved from China National Knowledge Infrastructure (CNKI) and nine major portals in China. The Term Frequency-Inverse Document Frequency (TF-IDF) method of content analysis was used to rank the obstacles according to their importance.
Findings
A total of 79 obstacles to the development of PBs in China are identified, and the 79 obstacles are divided into 8 dimensions. Among the Top 20 obstacles, the government dimension accounted for the highest number of 5, the market and consumer dimension and development organization dimension were 4, Manufacturing Enterprise of Prefabricated Components (PCs) dimension, construction organization dimension and design organization dimension were 2, logistics enterprise dimension was 1, and industry association dimension was 0. Among them, the biggest obstacle is the high transportation costs.
Research limitations/implications
First, data collection may not be very comprehensive. Second, this paper is only based on the obstacles in the development of PBs in China, and the universality of the management conclusions needs to be further strengthened.
Practical implications
The research results help the stakeholders in the Chinese PBs industry to better understand the barriers hindering the industry development in a systemic way, which will help propose appropriate strategies to address these barriers.
Originality/value
This paper clarifies the obstacles of China's PBs and makes an analysis, which is of great value to the development of China's PBs.

Abstract
Purpose
As a viable housing option for older people, retirement villages need to provide a sustainable living environment that satisfies their residents’ needs in terms of affordability, lifestyle and environmental friendliness. This is, however, a significant challenge for not-for-profit developers because of the high upfront costs involved in using sustainable practices. The purpose of this paper is to identify the sustainable features and practices adopted in not-for-profit retirement villages.
Design/methodology/approach
Because of the lack of quantitative historical data, a case study approach was adopted to identify the sustainable features and practices used in a not-for-profit retirement village in Sunshine Coast, Queensland, Australia. Data were collected based on interviews, direct observation and documentation, and collected data were analysed by using content analysis.
Findings
The research findings indicate that similar to private developers, not-for-profit developers also have the capability to make their village environment sustainable. In this case, the sustainable practices cover various aspects including the selection of village location, site planning, provision of facilities and services, social life and living costs. Although the associated costs of adopting sustainable features is a concern for both developers and residents, some of the identified sustainable practices in this case do not result in significant cost increase but can improve the residents’ quality of life substantially.
Practical implications
The research findings provide a number of practical implications on how to deliver sustainable retirement villages in a not-for-profit village setting.
Originality/value
This paper provides a first look at sustainable features and practices adopted in both the development and operation stages of a not-for-profit retirement village.

Purpose
This study aims to map out contractors' thoughts on construction-related environmental recovery as an excuse for deliberately carrying on unsustainable construction.
Design/methodology/approach
A typical highway construction project in China was investigated. Textual materials were collected through semistructured interviews. Content analysis was conducted to derive qualitative data from the textual materials.
Findings
The research findings reveal a trend of environmental recovery associated with construction activities. It is found that contractors utilize this trend to maintain unsustainable construction. Furthermore, the effects of environmental recovery equip local governments with a tolerance for environmental degradation, and the environmental tolerance allows contractors to continue unsustainable construction without being discovered.
Originality/value
This paper presents an environmental recovery-based perspective on unsustainable construction and sheds some light on the promotion of sustainable construction.

Abstract
Purpose
The impacts of COVID-19 on construction projects have attracted much attention in the construction management research community. Nevertheless, a systematic review of these studies is still lacking. The purpose of this paper is to systematically analyze the impacts of COVID-19 on the different stages of a project life-cycle, and comprehensively sort out the epidemic response measures adopted by project participants. In addition, the study also attempts to explore the challenges and opportunities faced by project management practitioners under the context of COVID-19.
Design/methodology/approach
This study comprehensively demonstrates the systematic review process of COVID-19 related research in the construction industry, systematically summarizes the research status of the impact of COVID-19 on construction projects, and defines the strategies to deal with COVID-19 in project management; and through the visualization research, determines the current key research topics and future research trends.
Findings
This study identifies 11 construction activities in the project management life cycle that are affected by COVID-19 and finds that the COVID-19 epidemic has the greatest impact on construction workers, construction standards, construction contracts and construction performance. The study further summarizes the six main epidemic countermeasures and mitigation measures taken within the construction industry following the arrival of the epidemic. In addition, the results of this study identify opportunities and future trends in intelligent construction technology, rapid manufacturing engineering and project management in the construction industry in the post-epidemic era through literature results, which also provide ideas for related research.
Practical implications
COVID-19 has brought severe challenges to society. It is of great significance for the future sustainable development of the construction industry to identify the impact of COVID-19 on all phases of the project and to promote the development of coping strategies by project stakeholders.
Originality/value
First of all, there is little study comprehensively reviewing the impacts of COVID-19 on the different stages of construction projects and the strategies to deal with the negative impacts. In addition, from a life cycle perspective, the used articles in this study were grouped into different categories based on project stages. This promotes an integrated and comprehensive understanding of historical studies. Moreover, on the basis of a comprehensive review, this paper puts forward future research directions to promote the sustainable development of the construction sector.

Purpose
This study aims to reveal the room-temperature effect of a superconducting gravimeter prototype, which will guide its subsequent optimization to improve its gravimetric measurement accuracy.
Design/methodology/approach
Without leveling, the prototype output signal, tilt data and room temperature were measured under steady operating conditions. After analyzing the correlations of the three data sets, the residuals of the prototype’s output signal were compensated using the tilt data and the geodynamic effects (ocean tide loading, atmospheric loading and the gravitational effect of polar motion) were then corrected.
Findings
The remaining residuals after correction may be caused by small tilt variations that are due to the sensor chamber temperature and radiation shield temperature changes. These small tilt variations were submerged in the tilt signal noise. Although the peak-to-peak noise of the tiltmeter does not exceed 15 µrad, it can still produce gravimetric deviations above 60 µGal when the prototype is significantly tilted.
Originality/value
This study analyzes in detail the room-temperature effect of a superconducting gravimeter prototype, introduces the tilt effect of the relative gravimeters to compensate for the gravimetric deviations and emphasizes that the improvement of fine leveling and the accuracy of the tiltmeter are key requirements for the prototype to perform high-accuracy gravity measurement tasks.

Purpose
The purpose of this study is to explore the interfacial adhesion between superhydrophobic coatings FC-X (X = 1%, 2%, 3%, 4% and 5%) and the concrete substrate, along with the impact of FC-X on the water repellency characteristics of the concrete substrate.
Design/methodology/approach
One synthetic step was adopted to prepare novel F-SiO2 NP hybrid fluororesin coating. The impact of varying mass fractions of F-SiO2 NPs on the superhydrophobicity of FC-X was analyzed and subsequently confirmed through water contact angle (WCA) measurements. Superhydrophobic coatings were simply applied to the concrete substrate using a one-step spraying method. The interfacial adhesion between FC-X and the concrete substrate was analyzed using tape pasting tests and abrasion resistance measurements. The influence of FC-X on the water repellency of the concrete substrate was investigated through measurements of water absorption, impermeability and electric flux.
Findings
FC-4% exhibits excellent superhydrophobicity, with a WCA of 157.5° and a sliding angle of 2.3°. Compared to control sample, FC-X exhibits better properties, including chemical durability, wear resistance, adhesion strength, abrasion resistance, water resistance and impermeability.
Practical implications
This study offers a thorough investigation into the practical implications of enhancing the durability and water repellency of concrete substrates by using superhydrophobic coatings, particularly FC-4%, which demonstrates exceptional superhydrophobicity alongside remarkable chemical durability, wear resistance, adhesion strength, abrasion resistance, water resistance and impermeability.
Originality/value
Through the examination of the interfacial adhesion between FC-X and the concrete substrate, along with an assessment of FC-X’s impact on the water repellency of the concrete, this paper provides valuable insights into the practical application of superhydrophobic coatings in enhancing the durability and performance of concrete materials.

Abstract
The governing equations for dynamic transient analysis of a fluid‐saturated two‐phase porous medium model based on the mixture theory are presented. A penalty finite element formulation is derived with the general Galerkin procedure of the finite element method (FEM), and the obtained dynamic system equation can be solved with implicit or explicit time integration method, which is discussed in this paper. Using this method, a porous medium column under impulsive loading is analyzed and the results reveal the phenomena of one‐dimensional wave propagation, which are consistent with analytical solutions. Furthermore, two numerical examples of two‐dimensional problems demonstrate the existence of two body waves, i.e. longitudinal (P‐type) and transverse (S‐type) waves in porous media, and the Rayleigh wave in the vicinity of the surface of porous media.
