Abstract
Purpose
This study aims to support the global initiatives that advocate for ensuring healthy lives and promoting well-being for everyone, regardless of age, while allowing people to stay at their homes as long as they desire. The built environment (BE) plays a crucial role in achieving this, but in some countries, such as the UK, the housing stock has been found to require extensive adaptations to support resident’s health and well-being. While much research has been done on care provisions and later living housing, these solutions are unsuitable for low-population density areas (LPDAs).
Design/methodology/approach
The study is encompassed by investigations around a systematic product development guided by the Double-Diamond Design Framework. This research focused on the “Discovery” phase, which involved online in-depth interviews, incorporating elements from the Human-Activity-Space-Technology Model, supplemented by an interactive board to discover key activities, elements and actors involved in supporting strategies for ageing in place.
Findings
This paper presents strategies to help people age in place, focusing on LPDAs. The interventions identified in this paper encompass fundamental elements such as layout design and smart home technologies.
Originality/value
The results provide contextualised BE interventions applicable to creating age-friendly communities, focusing on house design and service delivery from a product design approach.

Abstract
Purpose
The provision of an accessible and inclusive built environment is both a common regulatory requirement for architects and facilities managers, and a critical issue of equitable access for people with disability. Post Occupancy Evaluation (POE) is key to ensuring appropriate building accessibility is provided and maintained. Improved Building Information Modelling (BIM) integration with Facilities Management (FM) will enable more effective POE over time. This study aims to define and demonstrate the practicability and utility of a particular configuration of emerging BIM and related digital technologies, applied in the field.
Design/methodology/approach
A field study approach is applied to investigate the practicability and utility of the technology configuration and POE procedures. A proposed technology configuration is applied to evaluate 21 accessible bathrooms across three university buildings in Sydney, Australia. First, a checklist of technical functionality for a POE of accessible bathrooms particular to the field study FM context is established. The checklist is based on a review of recent literature, relevant standards, best practice guidelines, expert opinions, and the organisational requirements. Then, a technical and procedural approach to POE and BIM integration with FM is defined and applied in the field. Finally, a quantitative analysis of the results is presented and discussed relative to both the particular and general FM contexts.
Findings
The use of low-cost BIM and related technologies can usefully be applied in the field to promote a more progressive integration of BIM with FM and provide enhanced baseline models for ongoing POE. A rudimentary risk assessment of key accessible bathroom features (in the context of this field study) identified that the Toilet: toilet rolls location is unsatisfactory across all bathrooms surveyed and represents an immediate and high-risk failing. Other high-risk issues highlighted in this study included: Approach: access; Entrance: door fittings and security; and Layout: hazards.
Practical implications
This study offers a blue-print for building practitioners to adopt and progressively integrate low-cost BIM and related technologies with extant FM systems. The study also promotes an improved approach to effective POE practice in general, and to the assessment of accessible bathrooms in particular.
Originality/value
Recent reviews highlight key barriers to BIM integration with FM and significant limitations to current POE practice. Proposals for BIM integration with FM tend to focus on the comprehensive use of BIM. This study demonstrates the practicability and utility of a more progressive approach to BIM adoption and integration with FM in general. The study is also novel in that it shows how low-cost BIM and related technologies can be used as a baseline reference for ongoing POE. Building practitioners can adopt and adapt the technology configuration and approach to support a range of POE applications. This field study has identified immediate and high-risk potential failings of the accessible bathrooms provided on one university campus in Sydney, Australia.

Abstract
Purpose
Design policy and regulations within our cities can significantly impact the accessibility and social participation of people with disability. Whilst public, wheelchair-accessible bathrooms are highly regulated spaces for this reason, very little is known about how wheelchair users use them or what wheelchair users think of current design standards.
Design/methodology/approach
This exploratory inquiry adopts an embodied approach to investigate the perspectives of powered and manual wheelchair users on public bathroom usage and design. The study encompasses twelve interviews, delving into how participants utilise accessible bathrooms based on mobility, disability, support levels, wheelchair types, urinary/bowel regimes and catheter use.
Findings
A thorough analysis of individual public bathroom elements (layout, toilet, handwashing and grab rails) discussed in the interviews reveals themes of safety, hygiene, planning/avoidance and privacy and dignity. Strikingly, many wheelchair users invest significant effort in planning for bathroom use or avoid public bathrooms altogether. The ongoing maintenance and regular cleaning of bathrooms, something not captured in regulatory standards, has been highlighted as something of critical importance to the ongoing accessibility and safety of public bathrooms for wheelchair users. This points to a relationship between the design and the maintenance of public bathrooms as influencers of health, well-being, community inclusion and the social participation of people with disability.
Research limitations/implications
This qualitative research is exploratory and contributes to a growing body of evidence that explores how public spaces are experienced by diverse members of our communities, including people with disability. To date, there have been very few investigations into the embodied perspectives of wheelchair users about public bathroom design.
Practical implications
The findings can potentially drive innovative and inclusive approaches to bathroom design regulations that include operational and maintenance guidance.
Social implications
The research aims to inform design regulations, standards development and practices of designers, architects, facilities managers, developers and planners, ensuring public spaces are designed to support more accessible, inclusive and socially sustainable cities.
Originality/value
Whilst wheelchair-accessible bathrooms have been designed and constructed for public use (in many countries) for many years, we know very little about how wheelchair users actually use them or what wheelchair users think of current design standards.

Abstract
Purpose
The purpose of this paper is to explore the implications of socially inclusive Building Information Modelling (BIM) library components. BIM requires and integrates many sets of predefined blocks or collection of attributes. Any one of the individual blocks can be replicated and/or stored in a block library for later reuse. However, few if any current block libraries contain or have access to the blocks that enable social inclusion.
Design/methodology/approach
An action-based research methodology was used to design, develop and deploy three enabling blocks as part of a plan to develop a larger library of tools for BIM practitioners. The Enabling Block Library is an open access library of Australian code-compliant mobility elements published online. This paper discusses the design and development of the library components in detail, explaining how each of the three blocks was selected in our pilot evaluation and how each was identified; fact-checked; planned (designed); deployed (action); and then evaluated.
Findings
The process and evaluation highlights that appropriate code-compliant design tools can support greater social inclusion aspects of a built environment project. These are tools that are relevant to the full spectrum of industry users of BIM, including designers, engineers and certifiers.
Research limitations/implications
Because this paper documents the project while in an early launch phase, with a small number of launch blocks, the research results were limited in their ability to thoroughly measure industry or educational impact. However, the results showed how a socially inclusive BIM block library can be developed and why this is important, with literature supporting the potential of its dissemination to the design and construction industry.
Originality/value
The paper applied action-based research methodology in the development, deployment and evaluation of exploratory BIM use to create more socially inclusive environments. It is of value because it facilitates designers creating the optimum of performance-based accessible environments, rather than the minimum “deemed to satisfy” Building Codes.
