Abstract
Purpose
The study aims to develop a model that supports the application of data science techniques for real estate professionals in the fourth industrial revolution (4IR) era. The present 4IR era gave birth to big data sets and is beyond real estate professionals' analysis techniques. This has led to a situation where most real estate professionals rely on their intuition while neglecting a rigorous analysis for real estate investment appraisals. The heavy reliance on their intuition has been responsible for the under-performance of real estate investment, especially in Africa.
Design/methodology/approach
This study utilised a survey questionnaire to randomly source data from real estate professionals. The questionnaire was analysed using a combination of Statistical package for social science (SPSS) V24 and Analysis of a Moment Structures (AMOS) graphics V27 software. Exploratory factor analysis was employed to break down the variables (drivers) into meaningful dimensions helpful in developing the conceptual framework. The framework was validated using covariance-based structural equation modelling. The model was validated using fit indices like discriminant validity, standardised root mean square (SRMR), comparative fit index (CFI), Normed Fit Index (NFI), etc.
Findings
The model revealed that an inclusive educational system, decentralised real estate market and data management system are the major drivers for applying data science techniques to real estate professionals. Also, real estate professionals' application of the drivers will guarantee an effective data analysis of real estate investments.
Originality/value
Numerous studies have clamoured for adopting data science techniques for real estate professionals. There is a lack of studies on the drivers that will guarantee the successful adoption of data science techniques. A modern form of data analysis for real estate professionals was also proposed in the study.

Abstract
Purpose
This study aims to examine the social inclusiveness of slum dwellers by focusing on three key institutions which are social relations, government and the labour market. The literature emphasises the activities of these three institutions as indicators of social inclusion. Also, they accurately describe the social interactions of slum inhabitants at different levels.
Design/methodology/approach
Three large slums (Makoko, Ilaje and Iwaya) in Lagos State were purposively selected for this study. Using a multi-stage sampling technique, there was the first level of cluster sampling across the communities and second-level random sampling of household heads in the clusters. In all, 400 respondents were sampled but 388 valid responses were used for the analysis.
Findings
The study found minimal levels of inclusion in many of the indicators. However, Makoko had a higher degree of inclusion with respect to social relations and political participation compared to the other locations. Due to the poor level of governance, the resilience of slum dwellers has waned.
Research limitations/implications
The study was limited to three of the largest slums in Lagos State. Moreover, due to threats of eviction in recent times, many respondents were reluctant to provide adequate answers to some of the questions asked. However, the responses gotten were adequate to provide appropriate awareness and relevant recommendations.
Originality/value
The use of primary data made it possible for novel results to be generated on social inclusiveness in selected slums. The study extends the frontier of knowledge on social inclusion.

Abstract
Purpose
The clarity of requisite roles of public sector organizations (PSOs) for successful procurement of public-private partnership (PPP) infrastructure in Nigeria is not well-established as the country is portrayed with the rising statistics on the haphazard pattern of operation of PPP model for infrastructure procurement. This has greatly beset the expected performance of a number of PPP projects which were intended to bridge the infrastructural deficit in the country. This study therefore examined roles the performed by PSOs in PPP infrastructure procurement with a view to delineate PSOs obligations and consequently improve project success.
Design/methodology/approach
The study was based on structured questionnaire survey of professionals in PSOs who have been involved in PPP infrastructure procurement in Southwestern Nigeria. The sampled professionals were drawn from a build-up of network through a referral chain by the adoption of respondent-driven sampling (RDS) method. The data collected were subjected to mean score analysis and Kruskal–Wallis test.
Findings
The study found that roles pertaining to management of variation, apportionment of penalties and abatements, select preferred bidders, establish management approaches for PPP risks are infrequently performed by PSOs in Nigeria. Whereas these roles are critical to successful procurement of PPP infrastructure as they are prerequisites for PPP infrastructural project success.
Originality/value
The study provides information that would be useful for developing countries with evolving PPP markets for enhanced project delivery.

Abstract
Purpose
The purpose of this paper is to map the cascade effects of emergencies on critical infrastructure in a fast-growing city of a developing country. The paper specifically seeks to refocus the attention of decision makers and emergency managers towards a more effective way of reducing risk and costs associated with contingencies.
Design/methodology/approach
The study was based on a 2D representation of the three initiating events of fire, flood and automobile crashes. Detailed analysis was undertaken of the effects on the critical infrastructure, based on the probability of occurrence, frequency, spatial extent and degree of damage for the emergencies studied. Subsequently, a cascade matrix was generated to analyse the level of interaction or interdependencies between the participating critical infrastructures in the study area. A model of the cascade effects under a typical emergency was also generated using a software model of network trace functions.
Findings
The results show that while different levels of probability of occurrence, frequency and extent of damage was observed on the evaluated critical infrastructure under different emergency events, damage to the electricity distribution components of the critical infrastructure recorded the highest cascade effect for all emergency events.
Originality/value
This paper underlines the need to pay greater attention to providing protection to critical infrastructure in the rapidly growing cities, especially in developing countries. Findings from this study in Abeokuta, Nigeria, underscore the needs to expand the prevailing critical infrastructure protection beyond the current power and oil sectors in the national development plan. They also highlight the urgency for greater research attention to critical infrastructure inventories. More importantly, the results stress the need for concerted efforts towards proactive emergency management procedures, rather than maintaining the established “fire brigade, window dressing” approach to emergency management, at all levels of administration.

Purpose
Because of the sort of working environment and the nature of construction jobs, a high rate of poor mental health has been recorded in the construction industry. The aim of this study is to compare construction workers' mental health before and during the COVID-19 pandemic in Nigeria.
Design/methodology/approach
A survey questionnaire was developed and administered online to building environment professionals working on construction sites. Data were analysed using descriptive statistics such as mean and standard deviation. An independent sample t-test was also conducted to determine whether there was a significant difference in the mean before and during the COVID-19 infection.
Findings
The results show that mental health challenges were more prevalent during the COVID-19 pandemic compared to before the pandemic. The result of the independent sample t-test revealed that there exists a significant difference in all the mean before and during COVID-19 except sleeping too much or too little; having low or no energy and lack of emotion that shows no significant difference.
Originality/value
This study is the first to compare the mental health of construction workers before and during COVID-19 in Nigeria. The significance of this study was that it would provide an insight for construction managers and other decision-makers on the most critical mental health challenges on construction sites, which will help in an attempt to improve the mental well-being of construction workers.
