Abstract
Purpose
This paper empirically provides information on community-driven infrastructure provision through the collective efforts of community-based organizations (CBOs). It offers an insight into emerging events on community-based infrastructure procurement, scholarship and, creating gaps for new frontiers of knowledge on community development research agenda in the emerging economies.
Design/methodology/approach
It is drawn upon community-based associations, herein referred to as landlords-landladies community association (LLCAs) – representatives of households in the communities. After interviewing the key members of the groups, we administered copies of the semi-structured questionnaire randomly on the enumerated regular members of sampled seventeen LLCAs. Data were analyzed using descriptive and inferential statistics.
Findings
Planning for a sustainable community, protection and security necessity and Government inadequate attention on emerging communities over the years are the main reasons for the joint decision. Electrification, drainage and road top the lists of the projects executed. Major challenges included diversity and inclusiveness. Development projects' design, execution and commission contribute to performance. Also, LLCAs' clarity of duties and purposes and tenure/duration of officials contribute to the overall membership satisfaction on governance structure and leadership.
Research limitations/implications
It is limited to the specific reasons for collective efforts, challenges of the participatory movement, membership satisfaction on governance and infrastructure recently procured in the communities. Frontier of studies should be extended to enabling factors.
Practical implications
Findings from this study indicate that community-driven governance with the support of the government enhances community-based infrastructure.
Social implications
Potential values of collective action embellished in the concepts of a social movement, active engagement, communalism, grassroots efforts, social cohesion and planning in bringing peoples of diversities together for common goals with less rigorous formalization.
Originality/value
The novelty of the research is the exposition on the evidence-based innovative concept of integrating the social practice of participatory design, representing a bottom-up model into infrastructure procurement in community settings.

Abstract
Purpose
Considering the changing dimensions of client influence in the emerging sub-market in Nigeria, different from previous general insinuations, this article examines the new strategies adopted by clients to influence estate surveyors and valuers (ESVs), factors that predispose ESVs to client influence and the effects of clients' influence on valuation outcomes and real estate markets in emerging sub-market, using Ibadan market as the study area.
Design/methodology/approach
The paper is situated within a client influence assessment framework, modified to reflect contextual incidents. Contextualization was made possible with the involvement of both practitioners and academic researchers. Validated copies of the questionnaire were administered to the registered practicing ESVs in an intact group during their monthly state (provincial) meeting and through direct delivery at their firms. Data collected were analyzed using descriptive and inferential statistics.
Findings
Contrary to the previous studies, the authors found no significant relationship between ESV professional qualifications, the firm's staff strength and the frequency of clients' influence in valuation assignments. Hiding important information and clauses, begging, lobbying, and seeking undue favor and promises for future jobs or appointments are the influencing strategies clients employ to pressure valuer. The topmost factors are emerging sub-market and economic-induced factors, lack of due process, and adequate transparency on the parts of firms and Valuers. It was established that the new dimension of client influence leads to the mortgage valuation accuracy dilemma, discredit of professional confidence, default and financial distress, and generating mistrust in the property market.
Practical implications
The implication is the new dimension of client influence, different from the previous studies, thus calling for professional and policy attention. As real estate investment and transactions transcend globally, understanding the local sub-market condition is imperative.
Originality/value
The novelty of the paper is the exposition on the dimensions of client influence within the economy and the implication for the professional body regulatory policy.

Abstract
Purpose
The purpose of this paper is to explore the risk factors in homeowners from the individual household’s perspectives within the owner-occupied housing sector of The Netherlands. Risk in home ownership from mortgage providers’ perspectives has received tremendous attention than individual home owner’s perspectives in existing literature following the financial crisis in 2007/2008 within the euro zone.
Design/methodology/approach
The paper adopted a broader review of extent literature on the different concepts and views on risk in homeownership. These concepts are unified into a framework that enhances our understanding of the perceived sophisticated risk in owner-occupier with focus on The Netherlands.
Findings
From the perspective of the homeowner, two main types of risks were identified: default payment and property price risk. The paper has unearthed a quantum number of factors which underline the above risks. These factors relate to the initial amount of mortgage loan taken out, the future housing expenses and the income development of the owner-occupier. Family disintegration is identified, as one of the main causes of mortgage default and that of property price risk are mainly influenced by income levels, interest rates and conditions in the social and private rental sectors.
Research limitations/implications
Findings of the paper are based on review of the extant literature in the context of the Dutch housing market. Possible rigorous situational analysis using other tools are recommended for further research.
Originality/value
This paper contributes to the much needed body of knowledge in the owner-occupied sector and provides a better understanding of risk in home ownership from the individual perspectives.

Abstract
Purpose
Real estate professionals are a vital resource to the property firms and the industry at large. Employees’ skills, knowledge and competence contribute in great measure to organization’s business performance. The purpose of this paper is to examine the adequacy of core knowledge and soft skills possessed by professional employees within the Nigerian real estate practicing firms. It also assesses the performance of the employees and establishes the correlation among the soft skills possessed by employees.
Design/methodology/approach
Data for this study were elicited through the administration of questionnaires on principal partners/branch managers (the employers) of the practicing estate surveying and valuation firms in Lagos metropolis. Data collected were analyzed using descriptive statistics, one-sample t-test and correlation analysis.
Findings
The result indicates that employees of estate firms in Nigeria demonstrate adequate knowledge in ten out of 21 core areas of real estate practice, while real estate agency has the highest mean, and inadequate knowledge in six others with least mean score in environmental impact assessment. The study also revealed that employees possess good listening and communication skills but are deficient in courteousness and writing skill, among others. It was also found that real estate employees were performing the best in inspection functions but below average in report writing and handling of transaction. The study also established a significant relationship among all the soft skills except communication skill and courteousness.
Research limitations/implications
Further study that looks at the performance of real estate graduates working in other sectors/organizations other than estate companies is required to establish their competence level in global employment market. Further study is also needed to cover the views of the employees in Nigerian market as this study focuses on the views of the employers.
Originality/value
This study provides an important feedback for the policy makers in the design/review of curriculum for real estate education towards enhancing employability of the graduates. This study also serves as the research blueprint in giving attention to assessment of soft skills among real estate employees in Nigerian real estate industry.

Purpose
The Land Use Act of 1978 is a promoter of land occupation regardless of gender. However, the marginalisation of women in the occupation of land remains a serious concern. Hence, this study explored the inhibitors to women's right to occupy land in the Ajebamidele Community in Ile-Ife with a view to supporting the need for the proper implementation of land regulations.
Design/methodology/approach
The data for the study were elicited from 13 women who were purposively selected. With the aid of Atlas.ti software, the study took a phenomenological approach to the analysis of the data obtained during structured interviews with the respondents.
Findings
The results revealed the factors inhibiting women's right to occupy land were unavailability of finance, education status/awareness, intrapersonal factor, custom and tradition, mode of acquisition and socio-economic characteristics.
Practical implications
Like their male counterparts, the role that women play in national development are significant. As such, the findings of this study will assist the government in the formulation of policy for the proper implementation of the current land policies and regulations.
Originality/value
Only a few attempts have been made to study the inhibitors to women's right to occupy land using the qualitative approach in emerging economies.

Abstract
Purpose
This paper examines why some sets of people choose an informal way to acquire land. It also examines challenges and drivers within indigenous communities in South-western Nigeria. Policy recommendations were proposed for formalization. What precisely are the contextual reasons that can be established empirically for the prevailing extra-legal practices in the developing land market? What are the challenges, and how can the informal land market be graduated into the formal system?
Design/methodology/approach
It begins with identifying the contextual features, drivers and challenges of the informal land market through a combination of literature synthesis and a pilot survey. Subsequently, copies of questionnaires were developed, tested and distributed to the critical actors in the informal land market. Lastly, a structured interview was conducted to elicit possible solutions from key actors (both formal and informal stakeholders). Data were analyzed using descriptive, inferential statistics and computer-aided qualitative data analysis software (CAQDAS, Atlas. ti).
Findings
The absence of administrative bureaucracy was the predominant characteristic of the informal urban land market, while household income is the strongest predictor of the informal land market drivers. Informal documentation of transactions is also one of the most severe challenges in the informal urban land market. Consensus between statutory and customary institutions and other 15 governance-related recommendations is proposed to confirm informality to formality.
Originality/value
The paper's outcome will provide a rational guide to landowners, land administrators and other stakeholders on relevant information needed to develop a viable and healthy urban and rural land market.

Purpose
The purpose of this paper is to investigate how the pandemic affects tenants’ response to their lease obligations. This paper commences with examining the adopted tenant selection criteria during the COVID-19 pandemic. Then, this paper statistically tests if there is a relationship between selection criteria and response on whether the pandemic has effects or not. Then, this paper investigates the specific areas of impact on tenants’ ability to adequately keep to lease agreements in the Nigerian rental market. Finally, this paper proceeds to confirm if there is a relationship between selection criteria and the aspects of tenants’ deficiencies in rental obligations because of COVID-19.
Design/methodology/approach
Survey data, backed with interviews, is elicited from practicing estate surveyors and valuers and licensed property managers in Lagos, the largest property market in Nigeria and sub-Sahara Africa. Policy solutions and implications were solicited from personnel at the ministry of housing and senior professionals in the property sector. Data were analyzed using descriptive statistics, factor analysis and computer-aided qualitative data analysis, Atlas.ti.
Findings
Tenant’s health status is now accorded a priority together with others. Numbers of tenants are challenged with keeping to the prompt-rent-payment rule. Other areas of slight breaches included livestock rearing, subletting, alteration and repair covenants. Except for tenant reputation and tenant family size, there was no significant relationship between tenant’s health status consideration and the COVID-19 effect on tenant non-compliance with lease obligation. Tenants’ non-compliance with tenancy obligations has a connection with the tenants’ affordability, reputation, ability to sign an undertaking and health conditions during the pandemic. This paper recommends rental housing policy review.
Practical implications
It is recommended that the rental policy should be reviewed to give room for rental allowance or palliatives, private rental market regulation, exploration of the national housing fund and, if possible, social housing adoption policy in Nigeria.
Originality/value
This paper draws policymakers’ attention to the need to prepare for the future safety net that caters to citizenry welfare in challenging times.

Purpose
Coworking space had been a trajectory in the commercial space operation and management globally. Commercial coworking/tenancy space is confronted with an unexpected shift. This paper aims to examine the peculiarity and investment characteristics of flexible office space and the post-COVID implications on coworking office space practice and investment. This is with a view toward providing investors with an understanding of the dynamics underpinning flexible office space investment in the Nigerian emerging property market.
Design/methodology/approach
This study adopted a qualitative research approach. Open-ended interview questions were used to solicit information from nine coworking space operators in the urban property market of Ibadan, Nigeria. The structured interview data were analyzed using Atlas.ti – a computer-aided qualitative data analysis software.
Findings
The findings show that the factors influencing demand for flexible office space in the study area include flexibility, affordability, cost-effectiveness, entrepreneurship motivations and opportunity for risk sharing. The results also revealed that coworkers are predominantly mobile individuals who require a workstation away from their homes or a traditional office setup. Management challenges include deficient infrastructure, low level of awareness, stealing and high cost of operations. The impact of COVID-19 includes a drop in patronage, rent refunds, changes in working pattern and job loss, restriction to online and remote operation, the extra cost of putting prevention measures in place, changes in tenancy contract and drops in return on investment.
Practical implications
This study has implications for investors in commercial space occupation and leases in comparable developing economies.
Originality/value
The novelty of this paper lies in its relevance with the emergent behavioral changes, orchestrated from the novel COVID-19, which compels reevaluation of workplace practices and investment for economic improvement, especially as it relates to commercial real estate investment.

Purpose
The purpose of this paper is to examine the factors affecting academic performance of real estate students in a developing country like Nigeria.
Design/methodology/approach
Data for the study were collected with the aid of questionnaire served on 152 final year real estate students of Obafemi Awolowo University, Ile-Ife and Federal University of Technology Akure, in southwestern Nigeria. Data collected were analysed using descriptive and inferential statistics.
Findings
Findings show that the factors relating to academic assessment, parent/family background and teaching methods or techniques have more impact on students’ academic performance, while school and general academic environment had less influence on students’ academic performance.
Research limitations/implications
The study complements the body of knowledge regarding the factors influencing real estate students’ academic performance from the point of view of an emerging economy where issues of socioeconomic, academic and training perspectives differ from what obtains in advanced economies.
Originality/value
This study is one of the few attempts at establishing factors that influence real estate students’ performance, especially from an emerging economy like Nigeria.

Purpose
The purpose of this paper is to examine the relative awareness and influence of stakeholders on sustainable residential property development in Lagos, Nigeria. This is with a view to identifying the key stakeholders pertinent to enhancing sustainable residential property development in the country.
Design/methodology/approach
Data on awareness and influence of stakeholders on decisions to adopt sustainable residential property were elicited from residential property users, building contractors, property investors, estate surveyors and valuers and government regulatory agencies in Lagos residential property sector. The data were collected by using a questionnaire and analysed using mean item score and analysis of variance.
Findings
The result showed that the government regulatory agencies and the building professionals were aware of sustainable buildings, as mean scores measuring their awareness were higher than 2.5 on a scale of 1–5. The level of awareness of users was, however, low (mean score of 2.39). The users and the government regulatory agencies were identified by the stakeholders as being most influential on their decisions to adopt sustainable residential property.
Practical implications
Findings from this study indicate that there is need to promote the users and government regulatory agencies’ activities on sustainable residential property development as the activities of these stakeholders have higher influence on sustainable residential property development decisions in the study area.
Originality/value
This study particularly examines the interrelationships between the activities of stakeholders in sustainable residential property development in Nigeria. This has not been adequately studied in extant literature.
