Abstract
Purpose
Those seeking a new place to live – especially in the private rented sector – now head online to do so. The platforms they use and adverts they see are an important source of information about the properties they will occupy and how their owners’ seek to project them. This paper aims to argue for the importance of property adverts as a source of data, using “property guardianship” to illustrate the value in the approach.
Design/methodology/approach
The study draws on an analysis of 503 advertisements published on SpareRoom.co.uk – a leading property search engine – in July 2018.
Findings
The authors put forward four key areas of findings. The first two look at legal understanding, dealing with the context, the advertisement provides for eventual occupation (the “process of construction”) and any indications they provide of legal elements of occupation (“diagnostics”). The final two deal with the broader positioning of the sector, analysing the practice of excluding prospective occupiers, such as the widespread inclusion of “no Department of Social Security” seen elsewhere in the private rented sector, and how the adverts project a certain lifestyle to their viewer.
Research limitations/implications
The findings demonstrate that further research into property advertisements would be valuable, particularly into other sub-markets in the private-rented sector, such as student accommodation and “professional” lets.
Originality/value
This study is the only analysis of property guardian advertisements and the first dedicated study of private rented sector advertisements in the UK.

Abstract
Purpose
Much like their residential counterparts, commercial leases have a reputation problem. Although often derided as painfully dull and mundane documents, residential leases have begun to be interrogated by socio-legal scholarship with renewed interest. This paper aims to continue this line of work in the commercial context through a detailed examination of a widespread form of leasehold in the pub sector: the “tied lease”.
Design/methodology/approach
The paper draws on interviews with 14 publicans and archival research.
Findings
The author argues that the lease is a decisive actor in determining the balance of power between publicans and pub-owning companies and shaping the physical environment of pubs in the UK.
Originality/value
The author’s broader agenda is to argue that socio-legal scholars’ renewed interest in leases should not be confined to the residential context: commercial leases warrant far greater socio-legal scholarly attention.

Abstract
A shift is underway in the licensed trade from drink-led to food-led establishments. The current literature emphasises two underpinning reasons: (i) the need for pubs, bars and craft venues to diversify their income streams in an increasingly competitive sector, and (ii) changes in consumer demand and preferences for the availability of food, especially in ‘craft’ establishments. This chapter argues that a third reason has been neglected: the long-standing regulatory pressure for establishments to provide food alongside alcohol. Drawing on archival research and local authority licensing data, this chapter argues that the shift to food-led provision in licensed establishments must be understood as part of an enduring regulatory concern to foster a more ‘civilised’ drinking culture – namely, a seated, café-style, ‘more European’ approach to consumption – in which patrons drink alcohol alongside food.

On-site brewery tap rooms are becoming an increasingly common feature of craft beer businesses and are frequently seen as a vital element in their success. With their origins in the sampling room and brewery visitor centres, tap rooms have evolved into drinking destinations where craft beer aficionados can grow their knowledge and enjoy the prestige of having direct contact with brewers in the proximity of production. It is also a stage where an independent local business can perform its ethical superiority over corporate global brewing. More surprisingly, perhaps, brewery tap rooms are becoming a valuable and trusted community resource, as pubs and other gathering places are lost.

Abstract
Purpose
This paper aims to examine the relationship between corporate governance and intellectual capital in the context of Vietnam. In this paper, corporate governance is proxied by various characteristics, including board size, a number of independent members in the board, board remuneration, major shareholder holding more than 20 per cent of the outstanding shares and duality of the CEO. In addition, intellectual capital is measured using the modified value-added intellectual coefficient model (MVAIC).
Design/methodology/approach
The study uses data of 45 Vietnamese listed firms during 2011-2018. The MVAIC model is used incorporating four components, namely, human capital, structural capital, capital used and relational capital. In addition, GMM regression technique is used in this paper.
Findings
Empirical findings from this paper indicate that key characteristics of corporate governance, except for board remuneration, may provide a negative effect on the efficient use of intellectual capital.
Research limitations/implications
Intellectual capital emerges as a new field of research that has not been widely examined in emerging countries such as Vietnam. As such, there have not been many studies focusing on understanding intellectual capital and its role in the performance of enterprises. Further studies can evaluate the relationship between intellectual capital and corporate performance, capital structure, corporate value and social responsibility. This study is limited to listed companies in Vietnam because of data limitations in an emerging market. Studies in the future should extend the sample and/or compare differences between manufacturing enterprises and financial institutions, or between countries.
Practical implications
Findings from this paper provide a valuable framework for executives, managers and policymakers in managing corporate governance and intellectual capital within the Vietnamese context.
Originality/value
To the best of the authors’ knowledge, this is the first empirical study that has been conducted to examine the relationship between corporate governance and intellectual capital in the context of Vietnam.
