The purpose of this paper is to demonstrate the diversity of property investment in South Africa.
Design/methodology/approach
The paper addresses how diversity and such factors as the country's history, government, different cultures, housing needs, vast rural areas, fast developing cities, black empowerment and international interests, influence property potential.
Findings
The challenges faced in South Africa are, in many respects, a consequence of the dramatic political changes that have taken place during the last ten to 15 years.
Originality/value
The paper highlights the influence of the transformation of the South African landscape on real estate and presents current and future opportunities related to property.

Abstract
Purpose
This paper aims to integrate the concept of corporate social responsibility (CSR) within the South African quantity surveying firms (SAQSF) as an approach for solving the housing problem for the poor.
Design/methodology/approach
A research methodology consisted of a literature review and field study designed to accomplish four objectives. Firstly, the literature review studied the housing problem in South Africa, the quantity surveying profession and the CSR concept. Secondly, the field study investigated the perception and application of the CSR concept by SAQSF. Thirdly, an innovative business improvement framework integrating the concept of CSR within SAQSF is developed. Finally, research conclusions and recommendations are summarised.
Findings
There is a severe housing problem for the poor in South Africa. Government initiatives for delivering housing for the poor have to be supported by quantity surveyors through utilising their practical knowledge and expertise in social context. SAQSF are aware of the CSR and welcome the developed framework. The CSRF is recommended to be used as an innovative tool to assist in alleviating the housing problem for the poor.
Research limitations/implications
This research focused only on the quantity surveying firms in South Africa.
Practical implications
This research presents a practical solution to the housing problem for the poor through activating the social role of SAQSF towards supporting government initiatives.
Originality/value
This paper presents an innovative business improvement framework integrating the CSR concept into SAQSF towards solving the housing problem for the poor. This ideology has received scant attention in construction literature. The developed framework represents a synthesis that is novel and creative in thought and adds value to the knowledge in a manner that has not previously occurred.

Abstract
Purpose
The purpose of this paper is to investigate the role of partnership in integrating the corporate social responsibility (CSR) of project stakeholders towards better housing affordability.
Design/methodology/approach
A research methodology, consisted of literature review and field studies, is designed to accomplish four objectives. First, to provide a comprehensive literature review of the concepts of affordable housing, project stakeholders, CSR and partnership; second, to present and synthesis the results of relevant field studies examined the experiences of CSR and partnership among selected construction firms and the Government of South Africa (SA) in affordable housing projects; third, to develop a CSR‐partnership model (and its action plan) that integrates the CSR of project stakeholders to achieve greater housing affordability; finally, to draw some conclusions and recommendations to improve the practice of CSR and partnership among government authorities and construction professionals.
Findings
Affordable housing is one of the greatest challenges that face countries around the globe, especially developing countries. The complexity of the problem hinders governments, alone, from achieving their plans for sustainable development. Project stakeholders must have social responsibilities towards supporting government initiatives for affordable housing development. The five‐domain CSR‐partnership model developed by the authors will help integrating the CSR of project stakeholders as an approach for developing affordable housing project.
Research limitations/implications
Because of the conceptual nature of the proposed model, it has to be tested and validated to ensure its capability to integrate the CSR of project stakeholders as an innovative approach for overcoming the difficulties facing governments in providing housing for the poor.
Originality/value
The conducted review provides better understanding of the issue related to the practice of social responsibilities and partnership of project stakeholders, both worldwide and in SA. Through its five domains (government, society, economy, law, and technology), the proposed CSR‐partnership model and its action plan are expected to serve as a foundation for optimising the partnership of project stakeholders with government authorities towards better housing affordability. This ideology has received scant attention in construction literature. The developed model represents a synthesis that is novel and creative in thought and adds value to the knowledge in a manner that has not previously occurred.

Purpose
As a result of the increasing challenges of time overrun, several companies regularly set up delay assessment procedures for performance improvement and profit maximization. In the construction industry, projects are enormously complicated and involve significant budgets, and therefore optimizing project performance through the root cause analysis should be imperative for every project manager. Typically issues of delays in projects are generally discussed and problematized separately, yet a comprehensive framework for systematic analysis and grouping of delays is rarely contended. The purpose of this paper is to introduce the 4P concept (project related, practices, participants, and procurement) for identifying, analyzing, and classifying delays in the internal environment of the project development process.
Design/methodology/approach
The 4P conceptual framework was validated through the synthesis of the existing literature.
Findings
Interestingly, despite the increasing concerns about delays in the construction industry, most research on delays are project and/or country specific, thus no consensus about the sources of delays. The application of the proposed concept as a theoretical framework would provide an understanding of the available delay sources, their risks and use for project delay assessment and classification.
Research limitations/implications
This study grouped delays based on the shared characteristics and four main sources were identified and analyzed. There may be other sources or factors, yet would be dependent or aspect of the 4P.
Practical implications
The study informs project teams to reduce delays in the construction industry.
Originality/value
The paper is an application of risk assessment tool to conceptualize delays in the internal project environment.

Abstract
Purpose
Green building is a relatively new concept with limited applications in property development in South Africa. The objectives of this study are therefore threefold: identify key green building principles considered by property developers, establish the benefits of implementing the principles and determine the barriers to its applications.
Design/methodology/approach
The study adopted a case study of two Green Star South Africa (SA)-certified buildings in Sandton, Johannesburg. These are Alexander Forbes building, and Ernst & Young Eris Towers. The two certified buildings were purposefully selected because of the insightful information they provide regarding application of green building principles. The main themes investigated in the cases are environmental awareness, green building principles applications, as well as benefits and barriers of green building. A total of six interviewees from the contractors', property developers', environmental/green building consultants' and sustainability consultants' organizations who were involved in the implementation of green building principles in the two cases provided the qualitative data for the study. The qualitative data were supplemented with data relating to the two case studies obtained from the ‘Earth Works for a Sustainable Built Environment’. The interviews were arranged over a period of two months, and each interview took between 20 and 30 minutes. Analysis of the data was done through a phenomenological interpretation of the qualitative opinions expressed by the interviewees.
Findings
Key green building principles comprising energy efficiency, water efficiency, resource efficiency, occupants' health and well-being and sustainable site development were implemented in the two cases. The fact that the buildings were rated 4-star enabled inference to be drawn that the implementation of the principles was less than 60 per cent. Energy efficiency of 35 per cent indicated in Case I suggests that the level is consistent with the South African green building standard of 25 per cent to 50 per cent. However, the energy and water efficiency assessment of the building were based on projections rather than on ongoing monitoring and evaluation of the buildings' performance. Moreover, perceived saving in operational cost was identified as dominant driver to green building principles implementation. Conversely, lack of government incentives and absence of reliable benchmarking data regarding performance of green buildings were major barriers to its full implementation.
Practical implications
The findings of this study provide important implications to the developers and government on the application of green building principles. In the first place, the evidence that initial high cost premium could be off settled by long- term saving on operational costs as a result of use of local materials, energy and water savings as well as use of recycled material, as implemented in the two case projects, would improve investment decision in green building by developers. The understanding of the drivers and barriers to implementation of green building principles also has implications for guiding government policies and programmes towards green building.
Originality/value
The significance of this study stems from the fact that limited studies, especially in the South African context, have indicated the drivers and barriers to the implementation of green building principles. The case study approach adopted gave a novelty to the study by providing hands-on information from the stakeholders who were known to have played specific roles in the application of green building. The findings indicated that initial high cost premium was not a consideration in developers' choice of green building which justifies the possibility of a costlier product when factors such as environmental sustainability benefit is considered to be ultimate. The study thus suggests further research involving larger cases on energy efficiency, water efficiency and costs of green buildings compared to the conventional type to bring the findings to a broader perspective and assist to benchmark data for green building assessment.

Abstract
Purpose
This paper aims to measure the severity, frequency and importance of the factors causing delays in the United Arab Emirates (UAE) construction industry following the Covid-19 pandemic onset. The study also measures the likelihood of the effects caused by these delays.
Design/methodology/approach
A mixed approach of both qualitative and quantitative. Literature review was conducted to extract 40 factors of delays and 10 effects of delays. A survey was then administered to construction professionals in the UAE to collect the perceptions on the severity and frequency of factors of the causes of delays using a Likert Scale of 1–5 where 1 represented very low and 5 represented very high. Similarly, the respondents were also asked to rate the likelihood of the occurrence of the effects of the delays based on a Likert scale of 1–5 as well. Furthermore, Spearman’s rank correlation was also conducted to compute the level of agreement between the different parties; owner, consultants and contractors.
Findings
The results revealed that the top five factors of delays include: award the project for the lowest bidder, delay in progress payment, change orders by the owner, poor subcontractor performance and inadequate planning and scheduling by the contractor. The findings of this study emphasize the financial challenges and economic crisis brought upon the construction industry due to the pandemic. Furthermore, the pandemic also shifted the perceptions of construction professionals, who are now more aware of the delays caused by awarding the project to the lowest bidder who would not have the required qualifications to conduct efficient planning and scheduling that are relevant in the case of extraordinary events such as Covid-19. Moreover, a high level of agreement between the consultants and contractors was observed, with a Spearman’s rank correlation of 0.804. Additionally, the most likely effects of delays concluded from this study were time overrun/extension and poor quality of work.
Originality/value
Literature review is very rich in the field of construction projects delays. However, there is very limited research on the impact of Covid-19 in the context of construction projects delays, and insights from construction professionals regarding this matter are particularly lacking in literature. Therefore, this paper bridges the gap in literature by providing perceptions of construction professionals on the impact of Covid-19 on the factors causing delays in the UAE construction industry. The findings of this research are expected to be an invaluable resource for future to help the construction industry heal faster when encountering similar epidemics or extraordinary events.

Purpose
Contract risk management has become a critical mission, as contract issues may lead to a loss of vast amounts of money to parties involved or cause project failure. This study sought to identify effective management strategies to mitigate construction contract issues that might emerge during construction.
Design/methodology/approach
A quantitative research approach was adopted for the study. Structured questionnaires made up of close-ended questions were distributed to construction professionals in South Africa via the SurveyMonkey platform. The data were then analysed using descriptive statistics.
Findings
The findings indicate that the critical sources of contract-related disputes are ambiguous definitions of the contract parties' scope of their rights and obligations, lack of precise arrangements regarding the calculation of contractual penalties for failure to meet the deadline, lack of detailed specification of the works and specific milestones, lack of provisions regulating changes to the project documentation during the construction stage, an excessive amount of contractual penalties on contractor's side and lack of provisions regarding the rules of performing additional and replacement works and their settlement. However, for these disputes to be effectively managed, strategies such as reduction uncertainties in project's phases, setting up contingency plans, construction guarantee, extension of time claims, payment guarantee, retention and escalation clause should be implemented by the parties involved.
Research limitations/implications
Even though the empirical study focused on construction professionals in South Africa, the findings could be applied to other countries outside of South Africa.
Practical implications
To effectively manage and prevent contract disputes from averting project failures and losses to parties involved in the contract, construction professionals need to be aware of strategies that must be implemented before and during the project execution. If well implemented, these strategies will help a construction project be successful and experience fewer contractual disputes.
Originality/value
The study has identified the knowledge gap concerning suitable contract risk management strategies available for implementation to effectively prevent any contract parties from losing money, time and project failure.

Purpose
The study investigates the causes of project cost overruns (COs) that have been reported in the construction-management-related articles since 1985.
Design/methodology/approach
To achieve the aim and provide recommendations to avoid project COs, 48 selected journal articles were reviewed and assessed with regard to the countries, institutions and researchers that have contributed to the subject.
Findings
The review of the articles shows that the subject has attracted a considerable attention from the researchers worldwide. However, the problem mainly occurred in developing countries and the researchers drew the attention on the resource-related, economic/financial as well as political problems. While 79 causes of COs were identified, the top ten causes of project COs, which have received the highest number of citations by the reviewed articles, were presented and discussed. These causes are: design problems and incomplete design, inaccurate estimation, poor planning, weather, poor communication, stakeholder's skill, experience and competence, financial problems/poor financial management, price fluctuations, contract management issues and ground/soil conditions.
Research limitations/implications
The study findings have several implications, which are not only for the academic world, but also for the construction front line. For scholars, the study provides a list of project COs that the researchers in the area could benefit for their future studies. The industry practitioners could find ways to improve project cost performance by giving attention to the causative factors that are significantly affecting construction projects and investing their resources and efforts towards the most occurred ones.
Originality/value
Thus, this study provides insight into the research output on the subject and a checklist of COs, which is believed to provide a better understanding of significant areas requiring attention where steps should be taken to minimize or control factors causing COs in construction projects.

Purpose
The importance of robotics and automation (R&A) in delivering a safe built environment cannot be overemphasised. This is because R&A systems can execute a hazardous job function that the construction workforce may not execute. Based on this knowledge, this study aims to present the result of an assessment of the impediments to the deployment of R&A for a safe and healthy construction environment.
Design/methodology/approach
This study adopted a post-positivist philosophical stance, using a quantitative research approach and a questionnaire administered to construction professionals in South Africa. The data gathered were analysed using frequency, percentage, mean item score, Kruskal–Wallis H-test, exploratory factor analysis and partial least square structural equation modelling (SEM).
Findings
This study revealed that the impediments to the deployment of R&A could be grouped into: industry, technology, human and cost-related factors. However, SEM assessment showed that only the industry, human and cost-related factors would significantly impact attaining specific health and safety-related outcomes.
Practical implications
The findings offer valuable benefits to construction organisations as the careful understanding of the identified impeding factors can help lead to better deployment of R&A and the attainment of its inherent safety benefits.
Originality/value
This study attempts to fill the gap in the shortage of literature exploring the deployment of R&A for a safe construction environment, particularly in developing countries like South Africa, where such studies are non-existent. This paper, therefore, offers a theoretical backdrop for future works on R&A deployment, particularly in developing countries where such a study has not been explored.
