Abstract
Purpose
Providing student housing designed to support students living with a disability is a global challenge. This study assesses buildings' physical health condition systems and drivers of physical health condition effects on students living with disability (SWD) in purpose-built university housing in Ghana.
Design/methodology/approach
The study used quantitative design and methods based on the theory of supportive design premises. Using the partial least square structural equation model, a survey of 301 students living with a physical disability, mild visual disability and mild hearing disability was collected in 225 student housings.
Findings
The study found that insect control and cleaning services are a priority in off-campus building design and management and directly positively affected the sense of control and physical health of SWD. The nature of lightning systems, noise and thermal comfort directly negatively affected SWD disability learning and discomfort.
Practical implications
Reviewing and enforcing student housing design drawings at the preliminary development stage by university management is critical. More broadly, physical health systems that control cleaning, noise and thermal comfort are essential for SWD health in student housing.
Originality/value
Studies on all-inclusive building designs have consistently focused on lecture theaters and libraries with limited attention on the physical health condition systems in student housing that support the quality healthcare of university campuses. Research on physical health condition systems in student housing is significant for all-inclusiveness and student housing management.

Abstract
Purpose
This study aims to examine the relationship between supportive design (SD) and residential mobility of students with disabilities (SWD) in off-campus student hostels in Ghana.
Design/methodology/approach
Quantitative research techniques were adopted. A sample of 243 SWD living in 190 University Student Housing were selected. Based on the SD indicators, the partial least square structural equation model was used to explore its effects on residential mobility in SWD living in university housing.
Findings
Findings indicate that a sense of control and positive distraction significantly influence residential mobility to a greater extent than social support design. While the sense of control emerged as a primary predictor of residential mobility, no direct relationships were observed between the sense of control, positive distraction and social support. Although social support did not exhibit significant direct effects, its potential relevance to residential mobility cannot be dismissed.
Practical implications
The enhancement and compliance of a sense of control and positive distraction SD in the common areas in student housing will reduce SWD residential mobility and increase investors’ profitability. Positive social support designs are critical to predicting percentage change in residential mobility in off-campus student housing in Ghana.
Originality/value
SD is a theory largely used in health-care buildings. The observation of no relationship between a sense of control and positive distraction, and social support aspects of SD in university housing in this study significantly differs from the inverse relationship that exists between SD in hospitals, especially in the developing world, is a theoretical contribution.

Abstract
Purpose
Drawing on the social support role’s research gap of the cognitive dissonance theory, this study aims to assess the satisfaction of all-inclusiveness among student with disability (SWD) living in off-campus student housing in Ghana.
Design/methodology/approach
SWD satisfaction data were collected through survey among off-campus student housing in six public and private universities in Ghana. Using the universal building design requirements (UDRs), a confirmatory factor analysis and multivariate regression were used to determine UDRs satisfaction among SWD.
Findings
The results showed that there exist 11 inbuilt and 9 externals UDRs among off-campus student housing in Ghana. The satisfaction level revealed that SWDs were satisfied with 5 out of the 11 inbuilt UDRs. Similarly, SWDs were satisfied with five out of nine external UDRs. Among them, only 50.5% off-campus student housing has slip-floor resistance in the buildings, which forms the highest availability among the inbuilt UDRs. Total, 33% of student housing has a clear signage, which was the highest among the external UDRs. These provided some psychological effects on SWD across the study locations.
Practical implications
This study seeks to encourage the adherence to the implementation of universal building design regulations and the review of structural design and permitting process in ensuring all-inclusiveness and compliance among student housing investors in Ghana.
Originality/value
This study uniquely contributes to the body of knowledge on all-inclusiveness among students with disability in off-campus student housing studies through the expansion of the frontiers of the social support discourse of cognitive dissonance theory in the housing subsector. Again, this study deviates from health and legal studies associated to disabilities in Ghana.

Abstract
Purpose
The adaptation of emerging building designs for single room occupancy in off-campus university student housing during the COVID-19 pandemic is evolving. However, assessing its effects on student satisfaction to compensate for COVID-19-associated impacts is missing. As a result, the study examines the satisfaction of students with emerging building designs in single-room off-campus student housing in Ghana.
Design/methodology/approach
The study is quantitatively based on positivist philosophical thinking. A purposive sample of 202 purpose-built student housing facilities was selected across public and private universities in Ghana. Using systematic stratified sampling, the study sampled 1,212 student residents through a survey. A principal component method (PCM) was used to assess the availability of 10 emerging building design and basic building services variables across the study location. Multiple regression was employed to determine the satisfaction and predict potential variables for policy formulation.
Findings
The analysis revealed that private space for social distancing, the availability of hands-free fittings in the toilet and bathroom, and the availability of hands-free fixtures in the kitchen unit was common single-room self-occupancy support systems. However, there is a huge gap in the availability of key emerging building designs and basic building services and their associated effects on students' satisfaction across the study locations. Therefore, relevant proposals to serve as fundamental requirements for developing an off-campus student housing model during pandemics were indicated.
Research limitations/implications
It is seen that emerging building designs across the housing sector are equally evolving among off-campus student housing. The study helped to understand that student satisfaction with emerging building designs and basic services is a motivational need for students. However, the preparedness of student housing owners to adopt and satisfy the requirements of these design require further studies.
Originality/value
While COVID-19 and its associated effect keep evolving in building design requirements, it is equally relevant to assess the students' satisfaction with these designs and services among single room occupancy-made off-campus student housing. This research is limited to Africa.

Abstract
Purpose
The diffusion of innovations in student housing, a commercial real estate subsector, is a critical concern to developers. Aside from how innovations contribute to investor' returns, there is a question of interest in real estate investment policies and contemporary real estate research. The study aims to assess the extent of innovation diffusion in student housing and its effects on investment returns in Ghana.
Design/methodology/approach
The study used a mixed methods approach foregrounded on the innovation diffusion theory. With the mix of surveys and interviews of 828 student housing managers/investors and 25 key student housing association leaders across selected off-campus student housing among six universities in Ghana, the study used both primary and secondary sources. Selection criteria were based on at least one of these criteria: Have operated in the student housing market over the past ten years, have adopted the use of technology in student housing management, have introduced new student housing marketing strategies and have made improvements (added value) to student housing services. Multiple regression and narratives were the main analytical tools employed in this study.
Findings
The study demonstrates that over the past ten years, student housing investors in Ghana have invested hugely in product, marketing, process and organisation innovations. Among these innovations, innovations by: marketing through souvenirs and annual-get-togethers product through Internet services processes through Information Management Systems (IMS), and organisation through student leadership were most utilised to descending extent. Furthermore, the study identified marketing and organisation innovation to have the highest effects on investment returns. However, process and product innovation showed a weak and moderate effect on investment returns because management hastily implemented these services without understanding the consequences it has on investment returns in the long run.
Practical implications
The moderate effect of product and process innovation on student housing investment can be a predictor for future student housing investment innovation strategies for new entrants as they do not provide an immediate positive investment return. Key takeaways require management to incrementally implement these innovations and adopt space management practices that create opportunities for future product and process innovations in Ghana. Investors should capitalise on marketing and organisational innovations as the best innovation strategies that yield the highest returns in Ghana.
Social implications
Student housing investors should focus on emerging student preferences such as entertainment, improved building services and Information Communication to stimulate student housing selection intentions.
Originality/value
Innovation diffusion in student housing is understudied. The closest connection of innovation diffusion theory to product enhancement, marketing and managerial improvement is a strategic tool that facilitates efficiency and productivity in student housing investment.

Abstract
Purpose
There is a robust study on crime prevention through environmental design (CPTED) in student housing nowadays, but has a limited utilization of weight-of-evidence (W-o-E) approach. This study aims to assess the extent of CPTED in student housing facilities of universities in Ghana.
Design/methodology/approach
Using the on-campus student housing facilities of both private and public universities, the study adopted W-o-E approach that integrates two postoccupancy evaluations from end-users and student housing managers. In addition, observation by professionals as the lines of evidence (LoE) was also adopted. Weighted median was used to normalise the LoE into a W-o-E as the CPTED value in the student housing facilities.
Findings
The study uncovered low CPTED in the student housing facilities. Maintenance was identified as the leading CPTED principle present in the student housing facilities.
Practical implications
The study has given the extent of CPTED in students’ housing, an important insight for university students’ housing management. This can serve as a policy alert for the university students’ housing management to adopt building designs that enhance CPTED and the safety of the youth.
Originality/value
This study is different from other CPTED and students’ housing studies commonly situated in the Euro-America context. The study exceptionally applied the use of W-o-E in students’ housing in assessing the extent of CPTED in student housing within the context of sub-Saharan African universities.

Abstract
Purpose
The primary objective of this study was to evaluate the influence of greenery on residential mobility within purpose-built student housing facilities in Northern Ghana.
Design/methodology/approach
This research employed a structured questionnaire and utilized an experimental block design, encompassing 124 comparative greened and non-greened student housing facilities, with a total of 995 resident participants. The impact of greenery on residential mobility was analyzed using a repeated sales model and t-test analysis.
Findings
Results revealed that residential mobility was significantly higher in non-greened student housing facilities than their greened counterparts. The study further indicated that the presence of greenery had a substantial effect on residential mobility, attributed to residents' preferences for the ecological, social and economic benefits associated with greenery, rather than merely infrastructure considerations.
Practical implications
Enhancing the aesthetic appeal, economic viability, safety, security and health benefits of greened student housing facilities while managing the influence of greenery on infrastructure was found to affect residential mobility. The findings suggest that improving occupancy rates in these facilities through the incorporation of greenery could yield higher rental income and better cash flows for investors involved in student housing operations.
Originality/value
This study highlights the ecological, social and economic advantages of greenery for residents. While the benefits of greenery in residential contexts are increasingly recognized, the specific impact of greenery on residential mobility within the Sub-Saharan African context represents a novel contribution. The application of neighborhood effects theory to the examination of greenery benefits and residential mobility in this region adds a new dimension to existing research.

Abstract
Purpose
This study aims to examine the effect of using word-of-mouth and online housing website strategies for student housing selection and building services satisfaction during COVID-19.
Design/methodology/approach
The study adopted mixed-methods research approach. An online survey of 975 public and private university students experience on room selection prior to school re-opening in Ghana was used. An exploratory factor analysis (EFA) and multiple regression model (MRM) were used to estimate the satisfaction of using online websites and word-of-mouth strategies (renting housing based on personal recommendation) on student room pricing and building services availability. Telephone interviews were further used to support the results of EFA and MRM.
Findings
The study reveals that most students were satisfied with the word-of-mouth strategy than online review marketing strategy for room selection during the COVID-19 pandemic. Secondly, online student housing review marketing strategy provided higher rent which did not reflect the services available. Furthermore, students were more interested in the nature of rooms, lavatories and kitchen in their choice of room than availability of internet, study area, television (TV) room and gym center.
Practical implications
The study suggest that student housing managers require to market their facilities as-it-is than to use one room as an advertising justification for all rooms which does not usually provide a true reflection of the existing situation of room. Again, housing which rely on online marketing strategies need to provide compensation for students who feel they have been misled by their advertisement.
Originality/value
The provision of compensation to students and availability of COVID-19 protection measures determine student room selection. Asides, the introduction of online marketing strategies in student housing in sub-Saharan student housing market is new, and, consequently, this study on it is a novelty.

Purpose
This study aims to establish the relationship between indoor environmental quality and residential mobility in student housing in Ghana.
Design/methodology/approach
Using multiple regression and exploratory factor analysis through post occupancy evaluation, 26 indoor environmental quality (IEQ) indicators were explored among 1,912 students living in Purpose-Built off-campus university housing in Northern Ghana.
Findings
The study established a negative relationship between indoor environmental quality and residential mobility among student housing in Northern Ghana. Residential mobility is primarily attributed to the dissatisfaction with thermal and indoor air quality.
Practical implications
The negative relationship affects vacancy and rental cashflows for property investors. Also, understanding local environmental conditions can influence future student housing design and enhance thermal and indoor air quality.
Originality/value
The authors contribute to studies on indoor environmental quality in student housing. In addition, establishing the relationship between indoor environmental quality and residential mobility in tropical African regions is novel.

Abstract
Purpose
To significantly adopt and improve indoor energy efficiency in building infrastructure in developing countries can be a challenging venture. Thus, this study aimed to assess the satisfaction of indoor environmental quality and its effect on energy use intensity and efficient among student housing.
Design/methodology/approach
The study is quantitative and hinged on the contrast theory. A survey of 1,078 student residents living in purpose-built student housing was contacted. Using Post-Occupancy Evaluation and Multiple Linear Regression, critical variables such as thermal comfort, visual comfort and indoor air quality and 21 indicators were assessed. Data on annual energy consumption and total square metre of the indoor area were utilised to assess energy use intensity.
Findings
The study found a direct relationship between satisfaction with indoor environmental quality and energy use intensity. The study showed that students were more satisfied with thermal comfort conditions than visual and indoor air quality. Overall, these indicators contributed to 75.9% kWh/m2 minimum and 43.2% kWh/m2 maximum energy use intensity in student housing in Ghana. High occupancy and small useable space in student housing resulted in high energy use intensity.
Practical implications
Inclusions of sustainable designs and installation of smart mechanical systems are feedback to student housing designers. Again, adaptation to retrofitting ideas can facilitate energy efficiency in the current state of student housing in Ghana.
Originality/value
Earlier studies have argued for and against the satisfaction of indoor environmental quality in student housing. However, these studies have neglected to examine the impact on energy use intensity. This is novel because the assessment of energy use intensity in this study has a positive influence on active design incorporation among student housing.
