Abstract
Purpose
The aim of the paper is to examine the challenges to the pricing of construction projects in the Ghanaian industry. This remains a persistent problem among construction stakeholders because price is the basis for which offers are made. Project stakeholders are always faced with challenges relating to effective and efficient pricing system making it difficult to achieve value for money.
Design/methodology/approach
Research data were collected through a questionnaire survey involving quantity surveyors in the Ghanaian construction industry. Data collected were analyzed using exploratory factor analysis which helped to reduce the factors into six components. Confirmatory factor analysis (CFA) was further carried out to explore whether these six observed variables would form a latent variable called challenges to pricing of construction projects.
Findings
The paper highlighted six underlying challenges which were cost-related, managerial-related, quality-related, variation of works, poor understanding of the terms of contract and time-related. Strong and significant relationships were found between all six of the observed variables. A CFA confirmed that they formed a latent variable the authors called challenges to pricing of construction projects.
Research limitations/implications
The findings clearly can serve as a reference for both developed and developing countries in the quest for finding an antidote to pricing challenges. In addition, use of CFA improves measurement of the constructs and thus enhances understanding of the underlying components of a construct and their individual relationship with pricing. The paper is particularly useful for policy making and industry regulation because it identifies some of the factors that need attention.
Originality/value
This paper presents an exceptional contribution to the construction management literature by concentrating on the factors that challenge effective and efficient pricing system in the construction industry.

Abstract
Purpose
The use of air-conditioners (ACs) is on the increase in the developing world, with exacerbating compounding effect on carbon footprints. With this development, there is the expectation that developing countries would begin to appreciate and understand occupant behaviours in the use of ACs towards combating climate change, especially as building energy consumption is heavily influenced by the behaviour of its occupants. This study aims to identify occupant behaviours that leads to efficient use of ACs in public buildings so that these can be factored into developing guidelines for improving energy efficiency in buildings.
Design/methodology/approach
Drawing on the theory of planned behaviour (TPB), survey questionnaire was used to collect data in office buildings in Kumasi, Ghana. Partial least squares–structural equation modelling (PLS-SEM) analysis was employed for the analysis.
Findings
Switching on fan(s) as alternative to ACs has a path coefficient of 0.527, suggesting that it will have the most positive impact on energy consumption as far as AC use is concerned. The second occupant behaviour with a positive impact on energy consumption for AC use is opening windows for natural ventilation accounting for 0.351 significant path coefficient. Wearing of light or heavy clothing as a means of conserving energy achieved 0.174 impact coefficient while occupant behaviour of switching off ACs when leaving the room came last in the ranking, with an impact coefficient of 0.146. TBP is validated in this model, given that all the four occupant behaviours had their perceived behavioural control (PBC) having less impact on the behaviour compared to the behavioural attitude (BA) and the subjective norm (SN).
Research limitations/implications
This research focused on public buildings used as offices, and the findings may not be applicable to private company buildings and also residential properties. Given that Ghana and, for that matter, many developing countries rely heavily on thermal plant for electricity generation, the climate change implications of the findings are discussed.
Practical implications
It is recommended that behaviours of occupants should be considered and factored in building energy predictions to bridge the energy performance gap. Subsequently, project managers, designers and energy consultants are encouraged to provide fans and openable windows in offices, even if there is going to be an air-conditioning provisions.
Originality/value
Originality emanates from the paper being at the forefront of helping to understand occupants' behaviour in the use ACs and associated climate change implications in a developing country context. One of the new variables introduced, switching on fans as an alternative to ACs, achieved the highest path coefficient and has important implication for occupant behaviour in the use of ACs in the literature.

Abstract
Purpose
The study aims to examine the potential benefits of integrating nature-based solutions (NbS) in the housing sector.
Design/methodology/approach
The approach adopted was a systematic literature review aided by the Preferred Reporting Items for Systematic Reviews criteria and the VOSviewer software. Abductive reasoning was used to analyze the collected data, which was then subjected to content analysis through an iterative read-and-review procedure.
Findings
The study identified green walls, indoor greenery, porous pavement and landscaping, rainwater harvesting and water purification and green roofs as elements of buildings where NbS should be incorporated. Although nature-based research on integrated greenery facades and roof applications was noted, rainwater harvesting and water purification-oriented research remained dominant. These findings demonstrate the advantages of implementing NbS in the housing sector, including energy efficiency, environmental development, flood prevention and sustainable water management. Integrating NbS into housing designs can considerably contribute to the creation of more resilient, eco-friendly and comfortable living environments. However, the adoption of NbS faces hurdles, including a lack of awareness, limited policy support and economic constraints.
Practical implications
This study recommends that NbS be mainstreamed into housing development and knowledge exchange opportunities between sub-Saharan Africa and Europe, as well as other regions, to promote the adoption of NbS through research and collaborations. Also, it contributes to the discourse of sustainable affordable housing in the Global South while addressing United Nations Sustainable Development Goals 11, 12, 13 and 15. This study offers valuable guidance to stakeholders, thereby fostering the development of more sustainable and resilient housing practices and policies.
Originality/value
The study used VOSviewer software visualization to identify structural patterns and track prominent research frontiers, allowing for a more thorough yet concise mapping and capture of a scientific knowledge domain.

Abstract
Purpose
In the Global North, affordable housing has evolved and thrived, and it is now gaining traction in the Global South, where governments have been vocal supporters of the concept. Therefore, this paper aims to investigate the important criteria for selecting affordable housing units in Ghana.
Design/methodology/approach
A quantitative research approach was used, and a survey was administered to the residents. The data was analysed using both descriptive and inferential statistics. The relative importance index technique was used to rank the important criteria, and the EFA technique was used to create a taxonomy system for the criteria.
Findings
The hierarchical ranking of the most significant criteria for selecting affordable housing includes community safety, waste management and access to good-quality education. Furthermore, the important criteria for selecting affordable housing are classified into two groups, namely, “sustainability criteria” and “housing demand and supply and social service provision”.
Research limitations/implications
This study has implications for the real estate industry and construction stakeholders, as this will inform decision-making in terms of the design of affordable housing and the suitability of the location for the development.
Originality/value
These findings provide a baseline to support potential homeowners and tenants in their quest to select affordable housing. Furthermore, these findings will aid future longitudinal research into the indicators or criteria for selecting suitable locations for the development of low- and middle-income housing.

Abstract
Purpose
In Ghana, graduates often have limited entrepreneurial skills and rarely undertake entrepreneur initiatives as they are persistently in search of non-existing jobs in the formal sector. On this basis, this study was conducted to identify underlying strategies for improving entrepreneurial skill requirement of technical and vocational students in developing countries using Ghana as a case study.
Design/methodology/approach
The study approach was largely mixed, as the study aimed at testing existing theories on the entrepreneurial development of Technical and Vocational Education and Training (TVET) graduates and tutors using a quantitative approach. The findings of the study were further validated qualitatively by interviewing TVET experts and tutors. The analysis of the quantitative data gathered was done using relative importance index (RII) and factor analysis (FA). The thematic analysis was employed in analyzing the qualitative data gathered.
Findings
The study revealed that four key strategies needed in improving the entrepreneurial skills and entrepreneurial education among TVE students in Ghana: comprised learner/student centred education; problem-based learning (PBL); classrooms that encourage development of intellectual aptitudes and activity-based learning (ABL). However, the leading reasons for non-usage of the underlying strategies were the lack of capacity of the tutors in the adoption of the strategies, lack of availability of human resources at TVET and the poor perception of TVET tutors and students. Some challenges included faced in adopting the strategies encompassed inadequate training resources, tutors’ training not tailored to the emerging technological advancement, insufficient resources and infrastructure, lack of industrial collaboration and readiness of the job market to absolve graduate from TVET.
Research limitations/implications
The results of the study showed the mode of instruction delivery of entrepreneurial education should be improved by adopting the key strategies identified in this study in comparison to the conventional mode of education. The findings of this study would stir the policy debate on entrepreneurial education in Ghana. Similarly, further studies could develop relevant hypothesis for testing the identified strategies and its impact on entrepreneurial skill development in Ghana.
Originality/value
Various studies on entrepreneurial education has been developed all over the world. This study focused on how the skills of TVE students can be improved. The study further identified reasons for non-usage of these strategies in improving the entrepreneurial skills and entrepreneurial education by TVET tutors and other challenges faced by tutors who adopted the underlying strategies. A study of this nature in Ghana is novel and cogent findings were elicited from this study that could form the basis for policymaking and curriculum development in developing countries.

Abstract
Purpose
This study aims to explore the concept of green building by determining a suitable system for categorising green building features (GBFs) that are considered significant in enhancing the value of a building in a developing economy with particular reference to South Africa. The motivation for categorising the features is based on the perception that the upsurge in adopting green building and sustainability has ushered in a new and formidable set of challenges to practising professionals in terms of recognising the most significant value-adding GBFs.
Design/methodology/approach
A quantitative approach was adopted, involving randomly selected construction professionals within the Western Cape Province of South Africa. The data were analysed using descriptive and inferential statistical analysis tools.
Findings
Based on the mean ranking analysis, the top three most important features, amongst others, were kitchen and water-closet (WC) water efficient fittings, megawatt photovoltaic solar plant and water metering for monitoring and leak detection. Additionally, an exploratory factor analysis revealed that the underlying grouped features were “recycled materials and high-performance building energy design”, “water-saving and solar technologies”, “biometric system and acoustical feature”, “sensor control and natural daylight design”, “daylight harnessing feature”, “high-performance hydrologic strategy and noise control feature” and “special utility feature and water efficiency technologies”.
Research limitations/implications
This study was conducted and limited only to the Western Cape Province of South Africa. However, the findings have practical significance to the generality of green building projects and may serve as a useful guide for other developing countries.
Originality/value
This study broadens the viewpoint of construction professionals to recognise and prioritise the most important GBFs in South Africa that increase the value of a building. To create a system for assessing the sustainability of a building, the seven components and the features associated with them may be useful.

Abstract
Purpose
Although many health and safety (H&S) studies have widely examined safety risk perception in the construction industry, few studies have explored how this perception influences site workers' risk-taking behaviours during construction. This study aims to examine how construction site workers perceive and judge safety risks in risk-taking behaviours of site workers for intervention safety policy framework that may encourage safe work.
Design/methodology/approach
The study employed Pictorial-based Q-Methodology, which documented 63 picture scenarios of risk-taking behaviours from building sites and submitted them for validation from H&S inspectors. In total, 33 pictures emerged as having great potential to cause harm. After using these 33 pictures to elicit data from randomised site workers, the study used Frequency Tabulation, Relative Importance Index (RII) and Kruskal–Wallis Test to analyse the collected data. To fully explain the analysed data for deeper understanding, the study conducted Focus Group Discussions (FGDs) with these site workers to share the thoughts of site workers on these pictures.
Findings
Two distinctive pictures emerged from these analyses: one showing risk-taking behaviour likely to contract internal and skin disease and the other likely to fall from height. One of the implications is that construction site workers are unfamiliar with the dangerous contaminants in the materials the site workers use to work, which can potentially harm the site workers' skin and internal organs. Hence, site workers continue engaging in risk-taking behaviours. The other is that site workers are aware of and can mention catastrophic physical injuries attached to site workers' jobs. However, site workers continue engaging in risk-taking behaviours because of site workers' safety plights and rely on the favour and mercies of a supreme being as coping strategies to escape from these physical injuries.
Originality/value
This study is original in that the study uses picture scenarios of risk-taking behaviours to amass an empirical-based understanding of how site workers perceive and respond to H&S risks during construction. This piece of evidence is missing in the numerous research studies in this area. Again, the findings contribute to the state-of-the-art literature regarding risk-taking behaviours on construction sites.
