Abstract

Purpose

Property valuers are often asked to allocate portions of the market value of a property to parts of the subject property. This paper aims to illustrate that the market value of a property cannot be divided into a market value for the land and a market value for the improvement.

Design/methodology/approach

Apportionment methods that exist in practice are briefly addressed and shortcomings are identified. Also theory that was developed for valuation and apportionment purposes is discussed and evaluated. From a combination of theory and practice conclusions are drawn and recommendations are made.

Findings

The combination of theory and practice show that the existing apportionment methods are unreliable tools for property analysis. Some suggestions are made concerning tools that might replace apportionment in property analysis.

Practical implications

Apportionment plays an important role in property investment and finance decisions. Due to the International Financial Reporting Standards (IFRS) apportionment will have a strong role to play in financial reporting and through this it will influence management and investment decisions indirectly. This paper shows that apportionment methods are not reliable and that important decisions should not be based on results from apportionment methods. Valuers should no longer supply these apportionments unless the client fully understands the shortcomings of the method used. On the other hand, clients, their advisors and auditors should no longer ask for value apportionments, as there are far more reliable alternatives.

Originality/value

The property profession has been struggling with apportionment theory for years. At this time IFRS introduces a strong need for value apportionment. Therefore, this is the time for the property profession to thoroughly investigate the shortcomings of existing apportionment methods and to come up with alternatives. This paper is an attempt to do just that.

Abstract

Purpose

This study aims to explore how an entrepreneur's implicit need for achievement and risk reception contribute to internationalization performance.

Design/methodology/approach

This study involves 176 Indonesian entrepreneurs. The authors use the Operant Motive Test to assess the entrepreneur's implicit needs and apply hierarchical Tobit regression to assess the interplay between implicit need for achievement, risk perception and internationalization.

Findings

The authors show that an entrepreneur's basic needs and risk perception play an essential role in SME internationalization. More specifically, the authors reveal a positive association between the entrepreneur's need for achievement and small and medium enterprises (SME) internationalization. They also show a U-shaped relationship for the moderation effect of risk perception on this relationship. That is, for a high need for achievement-motivated entrepreneur, the level of internationalization is at the highest when risk perception is either very low or very high.

Originality/value

In this study, the authors argue that analyses at the entrepreneur's individual level are indispensable to better understand firm internationalization. The authors argue that the role of psycho-cognitive characteristics of individuals (such as motivational dispositions) received too little attention, compared to factors at the firm or environmental level. This study examines such personality aspects and finds that implicit need for achievement and risk perception impact SME internationalization.

Abstract

Purpose

The study investigates the effectiveness of an adaptive reflective framework that shifts the learning process toward a student-centered approach within an interdisciplinary learning environment. It aims to promote the learning process within an interdisciplinary learning environment that could promote the students’ design competencies.

Design/methodology/approach

The experiment was conducted at Basic Design studio, investigating three concepts of basic design principles: harmony, repetition and rhythm. A total of 80 first-year architectural students were enrolled in this study and placed into two equal groups: the “control group” received the traditional learning method and in contrast, the “experimental group” received an interdisciplinary reflective learning method using music as a relevant discipline.

Findings

The results showed that utilizing “Music Animation Machine” in the learning process significantly promoted students’ cognitive skills, engagement and design competencies. In addition, there was obvious evidence of excellent progress in learning basic design principles using the proposed reflective approach within a student-centered learning environment.

Originality/value

Many researchers focus on the importance of using music as a design tool. However, there is a crucial demand for investigating it as a learning tool. This research raised music effectiveness in the learning process of design principles. Thus, it incites to test more disciplines interconnected with architectural design. Other researchers could utilize this approach to ensure its effect on enhancing design competencies in the basic design and other architectural design courses.

Abstract

The Bureau of Economics in the Federal Trade Commission has a three-part role in the Agency and the strength of its functions changed over time depending on the preferences and ideology of the FTC’s leaders, developments in the field of economics, and the tenor of the times. The over-riding current role is to provide well considered, unbiased economic advice regarding antitrust and consumer protection law enforcement cases to the legal staff and the Commission. The second role, which long ago was primary, is to provide reports on investigations of various industries to the public and public officials. This role was more recently called research or “policy R&D”. A third role is to advocate for competition and markets both domestically and internationally. As a practical matter, the provision of economic advice to the FTC and to the legal staff has required that the economists wear “two hats,” helping the legal staff investigate cases and provide evidence to support law enforcement cases while also providing advice to the legal bureaus and to the Commission on which cases to pursue (thus providing “a second set of eyes” to evaluate cases). There is sometimes a tension in those functions because building a case is not the same as evaluating a case. Economists and the Bureau of Economics have provided such services to the FTC for over 100 years proving that a sub-organization can survive while playing roles that sometimes conflict. Such a life is not, however, always easy or fun.

Abstract

Purpose

Researchers debate whether tacit knowledge sharing through information technology (IT) is actually possible. However, with the advent of social web tools, it has been argued that most shortcomings of tacit knowledge sharing are likely to disappear. The purpose of this paper is two‐fold: first, to demonstrate the existing debates in the literature regarding tacit knowledge sharing using IT; and second, to identify key research gaps that lay the foundations for future research into tacit knowledge sharing using the social web.

Design/methodology/approach

This paper reviews current literature on IT‐mediated tacit knowledge sharing and opens a discussion on tacit knowledge sharing through the use of the social web.

Findings

First, the existing schools of thought in regards to IT ability for tacit knowledge sharing are introduced. Next, difficulties of sharing tacit knowledge through the use of IT are discussed. Then, potentials and pitfalls of social web tools are presented. Finally, the paper concludes that whilst there are significant theoretical arguments supporting the notion that the social web facilitates tacit knowledge sharing there is a lack of empirical evidence to support these arguments and further work is required.

Research limitations/implications

The limitations of the review include: covering only papers that were published in English, issues of access to full texts of some resources, and the possibility of missing some resources due to search strings used or limited coverage of databases searched.

Originality/value

The paper contributes to the fast growing literature on the intersection of KM and IT particularly by focusing on tacit knowledge sharing in social media space. The paper highlights the need for further studies in this area by discussing the current situation in the literature and disclosing the emerging questions and gaps for future studies.

Abstract

Purpose

Small-scale farmers are highly heterogeneous with regard to their types of farming, levels of technology adoption, degree of commercialization and many other factors. Such heterogeneous types, respectively groups of small-scale farming systems require different forms of government interventions. This paper applies a machine learning approach to analyze the typologies of small-scale farmers in South Africa based on a wide range of objective variables regarding their personal, farm and context characteristics, which support an effective, target-group-specific design and communication of policies.

Design/methodology/approach

A cluster analysis is performed based on a comprehensive quantitative and qualitative survey among 212 small-scale farmers, which was conducted in 2019 in the Limpopo Province of South Africa. An unsupervised machine learning approach, namely Partitioning Around Medoids (PAM), is applied to the survey data. Subsequently, the farmers' risk perceptions between the different clusters are analyzed and compared.

Findings

According to the results of the cluster analysis, the small-scale farmers of the investigated sample can be grouped into four types: subsistence-oriented farmers, semi-subsistence livestock-oriented farmers, semi-subsistence crop-oriented farmers and market-oriented farmers. The subsequently analyzed risk perceptions and attitudes differ considerably between these types.

Originality/value

This is the first typologisation of small-scale farmers based on a comprehensive collection of quantitative and qualitative variables, which can all be considered in the analysis through the application of an unsupervised machine learning approach, namely PAM. Such typologisation is a pre-requisite for the design of more target-group-specific and suitable policy interventions.

It was the brainchild of a past managing director of the giant winemaker wholesalers Stellenbosch Farmers Winery. Dignitaries from all over the world attend this South African fine wine showcase. The organisation involved in getting more than a thousand people together also includes a prestigious fashion show and, at the end, a charity auction. Preparations are ongoing throughout the year, for the occasion which is becoming increasingly ambitious and innovative.
