Abstract
Purpose
The purpose of this paper is to identify the barriers to implementing lean construction in the Kingdom of Saudi Arabia (KSA) construction industry and to prioritise the principal factors that constitute these barriers.
Design/methodology/approach
A literature review was initially used to reveal the global barriers to implementing lean construction. Subsequently, these barriers were incorporated into a structured questionnaire, and a convenience sample of 282 construction professionals in the KSA construction industry was surveyed. The results were analysed using mean item score (MIS), Mann–Whitney U test and principal component analysis (PCA).
Findings
The findings revealed 22 barriers to lean construction implementation in the KSA construction industry. Principal factors that constitute these barriers were found to be traditional practices, client related, technological, performance and knowledge and cost-related barriers in descending order of pervasiveness. The study also proposes solutions to overcome these principal barriers.
Originality/value
This study provides a global overview of the barriers to implementing lean construction. It contributes to the body of knowledge, as it uncovers for the first time the barriers to implementing lean construction in the KSA construction industry with reference to the socio-cultural, economic and operational context of the KSA. Thus, it is relevant to other countries in the Middle East because of their shared similarities to the KSA. Furthermore, the solutions proposed to overcome these barriers in the KSA construction industry can be applied in other countries where similar barriers are identified.

Abstract
Purpose
The more contemporary views on managing projects recommend stakeholder engagement as an important part of the process. Challenges have been reported when attempting to involve project stakeholders in a construction project due to the complexity of the processes. In projects such as refurbishment projects, the efforts to incorporate end users' needs and preferences into spatial environmental functions increase the complexity of stakeholder engagement during the journey of the project. This paper presents a unique technique used to integrate different tools within the system enquiry methodology in modelling the project stakeholder engagement process for refurbishment projects.
Design/methodology/approach
Aiming to address the problem, system dynamics (SD) has been selected as the most suitable method for modelling the dynamic behaviour of this complex system over time. A tool known as a rich picture diagram (RPD) is proposed as the precursor of the development of a causal loop diagram (CLD) to facilitate a more holistic abstraction for applicable solutions. An example of a single case study involving the refurbishment of a higher education building project is presented to explain the analysis undertaken in the process of developing the CLD that models the dynamic behaviour within end-user stakeholder engagement.
Findings
This paper demonstrates the complementarity capabilities of the soft and hard systems of enquiry in modelling stakeholder's dynamics within the refurbishment construction contexts. The RPD soft system tool was found useful to congregate diverse stakeholder expressions and experiences of a complex system in a holistic manner. Subsequently, the development of the CLD was fully guided by the information and relationship captured and presented in the RPD to yield a representative system model. Furthermore, this paper also reports the dynamics of the actors, situations, events and their inter-relationship found in the presented refurbishment project.
Originality/value
This paper enriches the techniques within the system enquiry methodology by integrating hard and soft system tools for dynamic process modelling purposes. This is particularly achieved by utilizing the RPD as the precursor of SD that provides a useful way for researchers and stakeholders to fully understand the dynamics and develop robust systemic interventions to optimize end-user stakeholder engagement during the journey of refurbishment projects, particularly of higher education buildings.

Abstract
Purpose
Construction economics scholars have emphasised the importance of construction output forecasting and have called for increased investment in infrastructure projects due to the positive relationship between construction output and economic growth. However, construction output tends to fluctuate over time. Excessive changes in the volume of construction output have a negative impact upon the construction sector, such as liquidation of construction companies and job losses. Information gleaned from extant literature suggests that fluctuation in construction output is a global problem. Evidence indicates that modelling of construction output provides information for understanding the factors responsible for these changes.
Methodology
An interpretivist epistemological lens is adopted to conduct a systematic review of published studies on modelling of construction output. A thematic analysis is then presented, and the trends and gaps in current knowledge are highlighted.
Findings
It is observed that interest rate is the most common determinant of construction output. Also revealed is that very little is known about the underlying factors stimulating growth in the volume of investment in maintenance construction works. Further work is required to investigate the efficacy of using non-linear techniques for construction output modelling.
Originality
This study provides a contemporary mapping of existing knowledge relating to construction output and provides insights into gaps in current understanding that can be explored by future researchers.

Abstract
Purpose
Continual cost reduction of overhead costs of building projects can realign the concept of post-contract cost control towards value-driven construction projects and stakeholders’ satisfaction. This study synthesised and analysed the viable continuous improvement measures critical for waste reduction during the execution phase of a building project.
Design/methodology/approach
A review of existing literature facilitated a list of continuous improvement measures. This literature review findings enabled a Likert-scale questionnaire which was administered to two-hundred and fifty (250) small- and medium-scale construction companies (SMSCC) in Nigeria. Multiple linear regression statistical tests deduced the significant cost reduction measure from which a causal loop diagram was designed to indicate continuous improvement measures during the execution phase of a building project.
Findings
Cogent construction activities associated with overhead costs were deduced from the statistical tests as being payment of suppliers and sub-contractors and purchase orders. An all-inclusive casual loop model for cost reduction through waste minimisation in construction projects as a viable oriented mechanism for meeting clients' requirements was developed.
Practical implications
The causal loop continuous improvement model recognised external and internal factors which are crucial for SMSCC to focus on for their organisational growth and performance enhancement.
Originality/value
A focus on non-physical waste in construction organisations potentially addresses behavioural challenges for continuous improvement.

Abstract
Purpose
The purpose of this paper is to develop a framework for implementing lean construction and consequently to improve performance levels in the construction industry in the context of Saudi Arabia. There is currently no framework for implementing lean construction specifically tailored to the Kingdom of Saudi Arabia (KSA) construction industry. Existing lean construction frameworks are focussed on other countries and are less applicable in the KSA due to differences in socio-cultural and operational contexts.
Design/methodology/approach
This study employs the interpretive structural modelling (ISM) technique for data collection and analysis. First, following a survey of 282 construction professionals, 12 critical success factors (CSFs) for implementing lean construction in the KSA construction industry were identified by Sarhan et al. (2016). Second, 16 of these professionals who have 15 years or more experience were exclusively selected to examine the contextual relationship among the 12 CSFs. A row and column questionnaire was used for a pairwise comparison of the CSFs. A matrix of cross-impact multiplications (MICMAC) was applied to analyse the questionnaire data to develop an ISM model that can serve as a framework for implementing lean construction. Third, the framework was subjected to further validation by interviewing five experts to check for conceptual inconsistencies and to confirm the applicability of the framework in the context of the KSA construction industry.
Findings
The findings reveal that the CSFs are divided into four clusters: autonomous, linkage, dependent and driving clusters. Additionally, the findings reveal seven hierarchies of inter-relationships among the CSFs. The order of practical application of the CSFs descends from the seventh hierarchy to the first hierarchy.
Originality/value
The new framework is a significant advancement over existing lean construction frameworks as it employs an ISM technique to specify the hierarchical relationships among the different factors that contribute to the successful implementation of lean construction. The primary value of this study is the development of a new framework that reflects the socio-cultural and operational contexts in the KSA construction industry and can guide the successful implementation of lean construction. Therefore, construction industry operators such as contractors, consultants, government departments and professionals can rely on the framework to implement lean construction more effectively and successfully.

Abstract
Purpose
Banking sector reforms can impact the development of the real sector. However, there is very little known about this impact on the construction sector in a developing country context. This study aims to evaluate the impact of the banking sector reform on the construction output (CNS) using the banking sector reform in Nigeria in 2005 (2005 Banking Sector Reform Programme [BSRP]) as a case.
Design/methodology/approach
This study used econometric methodology comprising unit root test for stationarity, Johansen test for cointegration, analysis of variance (ANOVA) and the analysis of covariance. Time series data covering a period from 1981 to 2017 (37 years) about the banking and construction sector performances are analyzed using ten-time series equations.
Findings
The ANOVA estimates reveal that the 2005 BSRP positively impacted the CNS and construction sector growth rate. However, the ANOVA estimates reveal that the gross domestic product (GDP) and bank total loan had a positive impact on CNS in the period (1981–2017) before and after the 2005 BSRP, and consequently removing the effect of the 2005 BSRP on CNS.
Practical implications
This paper concludes that the banking sector reform has a positive impact on CNS in the Nigerian construction industry. The impact is greater and lasting when the reform is directly targeted at improving CNS.
Originality/value
This study provides empirical evidence of the dependence between banking sector reform and construction sector performance in a developing country context. Also, this study demonstrates the relationship between GDP, banking sector reform and construction sector performance in a developing country context.

Purpose
The development of corporate social responsibility (CSR) in the construction sector is slow, thereby leaving many opportunities for further development. To enable operators in the construction sector to effectively capitalise on the opportunities to promote the development of CSR in the sector, this study employs the practice viewpoint to take the stock of CSR activities in the sector. The purpose of this paper is to reveal the state of CSR practice in the construction sector. The study also draws from the development of CSR in the manufacturing, mining and banking sectors to inform the state of CSR practice in the construction sector.
Design/methodology/approach
This study carries out a systematic literature review of 56 journal publications that were published between the year 2000 and 2016. The deductive coding of the publications was done to identify four themes of CSR research that constitute the practice view of the state of CSR in the construction sector.
Findings
The implementation of CSR is the major emphasis in the state of CSR practice in the construction sector. The implementation of CSR is wrapped in the perception of operators about CSR potentials, dimensions of CSR implemented, strategies for implementation and the effects of the implemented CSR practices on performance. The sector characteristics and organisational structure are attributes for comparing the CSR practices between the construction sector and the manufacturing, mining and banking sectors.
Originality/value
This study provides a researchers’ view of the state of CSR in the construction sector. Additionally, the study draws from the development of CSR in the manufacturing, mining and banking sectors to inform the state of CSR practice in the construction sector.

Purpose
The purpose of this paper is to explore the motives of Indian firms for engaging with corporate social responsibility (CSR) practices and their interplay by using interpretive structural modelling methodology (ISM) and Matrice d’impacts croisés multiplication appliquée á un classment (MICMAC) analysis.
Design/methodology/approach
The research uses ISM and Matrice d’impacts croisés multiplication appliquée á un classment (MICMAC) analysis to find the structural relationship among the CSR motives of the Indian firms identified from the past literature and agreed upon by the experts.
Findings
The ISM model indicates that firms primarily engage in CSR either because of top management commitment to certain values, to meet the legal mandate or of the pressure from the NGOs. The top management commitment gives a strategic orientation to CSR, which results in community engagement by the firm as one of the important components of the strategy. The community engagement helps in engaging with its employees and investors along with finding sources of innovations, which, in turn, help the firm in engaging its customers, managing corporate reputation and getting a cost advantage. Collectively, these help them in improving their financial performance. However, the model highlights two autonomous sources, meeting legal mandate and pressure from NGOs also motivate firms to engage in CSR without having any strategic thought or engagement with its strategic system.
Originality/value
The study provides a comprehensive listing of CSR motives of Indian firms along with the structural relationships among the identified CSR motives. The model developed provides CSR professionals and policymakers an understanding of the primary CSR motives along with their driving power and dependence. This insight will help them in manipulating these motives for better CSR engagement by the Indian firms.

Abstract
Purpose
Refurbishment projects are mainly due to building physical improvements and extensive repair work. However, it is more difficult to manage refurbishment compared to new building projects, due to risk factors. Therefore, this paper aims to identify the risk variables in the refurbishment design process and how they influence the design performance variables.
Design/methodology/approach
The study has been designed using predominantly the triangulation technique, which consists of quantitative and qualitative approaches to ensure appropriate validation of the data and enabled cross-verification of multiple sources. The research subject was 82 refurbishment projects with the contract value of more than RM 500,000.00. This provided a better view of the risk aspects that affect the design performance of refurbishment projects. Meanwhile, the method of procurement used for the selected refurbishment projects were either traditional or design-and-build. These procurement methods were found to be the most commonly used in refurbishment projects in Malaysia.
Findings
This study concludes that the design phase of refurbishment projects is adversely impacted by the risk; whereby variables consisting of services, structural aspects, design fees and clients' attributes affect the design process. Moreover, a prediction model is formulated to estimate the provisional sum of the refurbishment projects. There were two prediction models that have been generated using Statistical Package for Social Science (SPSS). One independent variable of model 1 is not a significant predictor. Thus, another model was produced by using the stepwise method.
Originality/value
Despite the fact that the topic of refurbishment has been thoroughly explored by academics and professionals in the past, there is a clear gap which requires clarification in the field of design process and its link to performance of a project. Hence, this paper adds new value to the body of knowledge and widens awareness among the subject audience. There were two prediction models that have been generated using SPSS. Both prediction models were presented in the research.
