Abstract
Purpose
The use of technological innovations to effectively deliver construction projects is gaining significant coverage. This study aims to assess the inhibiting factors to the utilisation of laser scanners for the delivery of construction projects in developing economies using South Africa as the study area.
Design/methodology/approach
Adopting a quantitative technique, this study elicited responses from construction professionals using a questionnaire as the instrument for data collection. A four-pronged data analysis method was used, comprising descriptive statistics, Kruskal−Wallis h-test, exploratory factor analysis (EFA) and confirmatory factor analysis (CFA).
Findings
Findings from the study show that lack of awareness and high cost of acquisition are the barriers rated by the study’s respondents the most. Also, findings from the EFA and CFA conducted showed and affirmed the significance of three constructs inhibiting factors to the utilisation of laser scanners for construction project delivery: technical hindrances, financial impediments and institutional challenges.
Practical implications
This study makes practical contributions to the discourse of using innovative technologies for effective construction project delivery by inhibiting factors to the use of laser scanners.
Originality/value
Evidence from the literature shows that no study has assessed the barriers to the utilisation of laser scanning technology for construction projects in the South African construction industry. This study strives to close this gap in the literature.

Purpose
Digitalisation, which involves the use of digital technologies in transforming an organisation’s activities, transcends just the acquiring of emerging digital tools. Having the right people to drive the implementation of these technologies and attaining strategic organisational goals is essential. While most studies have focused on the use of emerging technologies in the construction industry, less attention has been given to the ‘people’ dimension. Therefore, this study aims to assess the people-related features needed for construction digitalisation.
Design/methodology/approach
The study adopted pragmatic thinking using a mixed-method approach. A Delphi was used to achieve the qualitative aspect of the research, while a questionnaire survey conducted among 222 construction professionals was used to achieve the quantitative aspect. The data gathered were analysed using frequency, percentage, mean item score, Kruskal–Wallis H test, exploratory factor analysis and confirmatory factor analysis.
Findings
Based on acceptable reliability, validity and model fit indices, the study found that the people-related factors needed for construction digitalisation can be grouped into technical capability of personnel, attracting and retaining digital talent and organisation’s digital culture.
Practical implications
The findings offer valuable benefits to construction organisations as understanding these identified people features can help lead to better deployment of digital tools and the attainment of the digital transformation.
Originality/value
This study attempts to fill the gap in the shortage of literature exploring the people dimension of construction digitalisation. The study offers an excellent theoretical backdrop for future works on digital talent for construction digitalisation, which has gained less attention in the current construction digitalisation discourse.

Abstract
Purpose
Through its advanced computational capabilities, cyber–physical systems (CPS) proffer solutions to some of the cultural challenges plaguing the effective delivery of facilities management (FM) mandates. This study aims to explore the drivers for the uptake of CPS for FM functions using a qualitative approach – the Delphi technique.
Design/methodology/approach
Using the Delphi technique, the study selected experts through a well-defined process entailing a pre-determined set of criteria. The experts gave their opinions in two iterations which were subjected to statistical analyses such as the measure of central tendency and interquartile deviation in ascertaining consensus among the experts and the Mann–Whitney U test in establishing if there is a difference in the opinions given by the experts.
Findings
The study’s findings show that six of the identified drivers of the uptake of CPS for FM were attributed to be of very high significance, while 12 were of high significance. Furthermore, it was revealed that there is no significant statistical difference in the opinions given by experts in professional practice and academia.
Practical implications
The study’s outcome provides the requisite insight into the propelling measures for the uptake of CPS for FM by organisations and, by extension, aiding digital transformation for effective FM delivery.
Originality/value
To the best of the authors’ knowledge, evidence from the literature suggests that no study has showcased the drivers of the incorporation of CPS for FM. Hence, this study fills this gap in knowledge by unravelling the significant propelling measures of the integration of CPS for FM functions.

Purpose
Blockchain technology is one of the emerging innovative technologies making waves globally, and it has been adjudged to have the capability to transform businesses. With the different capabilities of the technology, such as immutability of information and decentralisation of authority attributes, the built environment is slow in its adoption. This study aims to explore the barriers to the implementation of blockchain technology in the construction using a principal component analysis (PCA) approach.
Design/methodology/approach
This research took a post-positivist philosophical stance, which informed a quantitative research approach through a questionnaire survey. From the South African built environment and information technology sector, 79 respondents were drawn through a snowballing sampling technique. The built environment professionals include architect, construction project manager, construction manager, quantity surveyor and engineer. Retrieved data were screened and analysed by adopting the descriptive analysis and PCA while Cronbach alpha evaluated the reliability. Also, Kruskal–Wallis H non-parametric test was used to determine the differences in the opinion of the respondent groups.
Findings
The analysis revealed that all the identified barriers ranked above the average mean with lack of clarity, scalability risks and lack of skills or knowledge ranking top three. PCA clustered the identified barriers into three components: organisational barriers, social barriers and technological barriers.
Research limitations/implications
This study was carried out in the Gauteng province of South Africa, leaving out other provinces due to accessibility, cost and time constraints.
Practical implications
Built environment organisations need to be kept abreast of the capabilities of blockchain technology as the major barrier observed was the lack of clarity of blockchain technology. Also, the technological barriers identified from this study need to be addressed by information technology experts to give consumers the desired value for money in implementing blockchain technology for the built environment.
Originality/value
The blockchain technology capabilities are incomparable to any other invention thus far. Therefore, it is very important that the numerous stakeholders in the built environment be made aware of the blockchain technology capabilities while formulating a solution to the identified barriers. This will aid its implementation in the built environment and help the industry measure up with its counterparts.

Abstract
Purpose
The circular economy business models (CEBMs) provide ways for firms operating in the construction industry to move from a linear to a circular approach. Thus, this study aims to explore CEBM research within the construction sector to show the focus area of studies, highlighting new areas that require attention.
Design/methodology/approach
This study adopted a bibliometric approach, using the Scopus database as the data source. The keywords used for paper extraction from the database were “circular economy business” OR “circular business” AND “model” OR “models” AND “construction industry” OR “building industry”. The VOSviewer software was then used to prepare a co-occurrence and co-authorship map based on the bibliographic data gathered.
Findings
The study’s findings reveal five research clusters in the construction industry. These clusters include circular construction intelligence, modular business modelling, eco-construction, sustainable construction economics and smart energy-efficient buildings. The two most cited scholars had two publications each, while the top journals are the Journal of Cleaner Production and Sustainable Production and Consumption. This study concludes that there is a need for research within the construction sector to focus on CEBMs’ archetypes and frameworks. This will enable a smooth transition from linear to circular business models in the sector.
Research limitations/implications
The information was gathered from a single database, Scopus; hence, using other databases, including Web of Science, Google Scholar and Dimensions, might produce more articles for examination and, consequently, different findings on the subject under investigation.
Practical implications
These findings would assist researchers in considering the areas mentioned, which are yet to receive attention, and, by extension, enhance economic development while maintaining environmental sustainability.
Originality/value
This paper made a significant contribution to the body of knowledge by identifying scholars and platforms that have been instrumental in advancing CEBM research and highlighting new areas that require attention in the construction sector.

Abstract
Purpose
The quest for improved facilities management (FM) delivery is receiving immense focus through the incorporation of innovative technologies such as cyber-physical systems (CPS). The system’s high computational capabilities can aid in the abatement of some of the challenges plaguing FM functions. However, the requisite ingredients for the uptake of the system for FM have still not gained scholarly attention. Because performance measurement is a vital index in determining the outcome of FM methods, this study aims to investigate the influence of performance measurement indicators that are influential to the uptake of CPS for delivering FM functions.
Design/methodology/approach
A qualitative technique was adopted using the Delphi technique. The panel of experts for the study was selected through a well-defined process based on stipulated criteria. The experts gave their opinions in two rounds before consensus was attained on the identified performance measurement indicators, whereas methods of data analysis were measures of central tendency, inter-quartile deviation and Mann–Whitney U test.
Findings
Results from this study showed that 11 of the performance indicators were of very high significance in the determination of the uptake of CPS for FM functions, whereas 5 of the indicators were proven to be of high significance. Furthermore, there was no statistical difference in the opinions of the experts based on their affiliation with academic institutions and professional practice.
Practical implications
The findings of this study contribute practically by aiding policymakers, facility managers and relevant stakeholders with the vital knowledge of delivery mandates for efficient FM services that can spur the uptake of digital technologies such as CPS.
Originality/value
This study contributes to the body of knowledge as it unveils a roadmap of the expected performance output and its accompanying evaluation that would drive the adoption of a promising technology such as CPS in the delivery of FM tasks.

Cyber-physical systems (CPS) offer improved delivery of facilities management (FM) mandates through their advanced computational capabilities. Using second-order multivariate analysis, this study explores the drivers of the espousal of this digital technology for FM.
Design/methodology/approach
The study employed a deductive approach underpinned by a post-positivist philosophical stance using a quantitative technique aided by a well-structured questionnaire. Data retrieved from the study’s respondents were analysed with descriptive statistics, Kruskal–Wallis h-test, exploratory factor analysis and confirmatory factor analysis.
Findings
The result of the analysis conducted portrayed evidence of convergence and good measures while the estimated model parameters all attained prescribed fit indexes. Also, it was revealed that the most influential drivers for the uptake of CPS for FM mandates are resource allocation for system procurement, top management willingness, system stability and compatibility with the previous system.
Practical implications
The study’s findings unravel the necessitated parameters that would instigate the adoption of CPS for the delivery of FM activities by organisations while also propelling the digital transformation of construction project delivery at the post-occupancy phase.
Originality/value
This is the first study to empirically assess the propelling measures for incorporating CPS for FM using second-order multivariate analysis. Consequently, the study's outcome helps close this knowledge gap.

Abstract
Purpose
Labour efficiency is the key component for the long-term sustainability of construction firms. Recent studies show that modernising organisational/managerial processes is necessary to raise labour efficiency in many emerging nations. Construction supervision is a crucial element in organisational/managerial practices, which provide blood circulation to the project operations by directing labour. Accordingly, this study aims to quantify the impacts of crucial organisational/managerial elements on the efficiency of labour in building construction projects based on the viewpoint of construction supervisors.
Findings
A total of 28 factors were determined as critical, where lack of labour motivation, poor labour training facilities, poor performance evaluation practices, no labour rewarding mechanism and poor communication/cooperation between parties were judged to be the top five key issues in the list. The validity and reliability of the study findings were ensured through statistical tests and the experts' discussion outcomes. In view of the evolving challenges facing the industry, the results indicate that the organisational policies of construction enterprises in place addressing financial procedures, communication strategies, resource management and performance management practices must be enhanced.
Research limitations/implications
The study findings will make a substantial contribution to reducing the disparity between organisation/management policies and labour practices towards changing how the sector operates to increase labour efficiency in construction projects.
Originality/value
This study contributes to addressing the knowledge gap in the industry associated with the organisational protocols, especially to understand/predict how such elements are significant, how much they influence the efficiency of construction practices and what steps can be made to limit their effects on labour efficiency in construction. These could be crucial in modernising organisational policies and procedures for construction management.
