Nearly half the cost of constructing large hospitals is attributable to services installations, according to the BCIS Study of Average Group Element Prices, published in December 1997. Figure 7, shows that 49 per cent of the total cost of general hospitals over 15,000 m2 gross internal floor area is accounted for by services, followed by superstructure at 33 per cent, finishes at 8 per cent, substructure at 6 per cent and fittings at 4 per cent. Patterns of expenditure vary considerably depending on the type of building. For example, Figure 8 shows that the cost of large advance factories is made up of 62 per cent superstructure, 14 per cent services, 19 per cent substructure, 4 per cent finishes and 1 per cent fittings.
The Study presents £/m2 group elemental prices for a variety of building types. New build work is covered although an analysis of projects broken down by type of work is included, giving a comparison between new build, horizontal extension, vertical extension, shell only and refurbishment/conversion.
